Last month, half of the single-family homes that sold across Middle Tennessee went under contract within 15 days.

I pulled thirteen months of RealTracs data to see whether that gap was a fluke. It wasn't. The average has run about double the median every single month, and it never once closed.
Here's the part I didn't expect: the gap was widest in April โ the fastest month in the whole stretch. When buyers came back this spring, well-priced homes cut their market time nearly in half. The overpriced ones barely moved at all.
A strong market doesn't rescue a bad price. It just widens the distance between you and the sellers who got the number right.
