There she was able to continue her education working along side a number of successful real estate agents on the team while assisting with marketing, client relations, and composing market analysis. After a short break from time in the office (she stayed home raising three toddlers for a couple years), Jacquelyn is helping others achieve their property goals as licensed real estate agent. She spent the first eight years in the field selling property along side her father who was a middle TN broker for over forty years learning all aspects of the business from outside of the office. Who says you have to hit the town to celebrate National Bartender Day? Get your holiday mocktail (or cocktail) on with this perfectly pepperminty DIY treat!⁣

Candy Cane Martini Mocktail (or Cocktail)⁣

Ingredients:⁣
1 c. half and half⁣
12 oz cream soda⁣
4 tsp. simple syrup⁣
2-4 drops peppermint extract⁣
Candy canes, finely crushed⁣
4 tsp. simple syrup⁣
Vodka (I personally like ) or Peppermint Schnapps (optional)⁣

Instructions:⁣
Place crushed candy canes on one plate and simple syrup on another.⁣
Lightly dip the rim of your martini glass in simple syrup on a plate. Then dip in crushed candy canes. Set aside.⁣
To make the drink, blend together 1 c. half and half, 12 oz. cream soda, 4 tsp. simple syrup and 2-4 drops of peppermint oil in a small pitcher. Add vodka or schnapps if desired.⁣
Pour mixed drink into the candy cane rimmed martini glasses, kick up your feet, and enjoy!⁣

Give yourself the gift of knowledge this holiday season by getting your mortgage questions answered one by one. Here are three to help get you started:⁣

Q: How far in advance should I apply for a mortgage?⁣
A: Ideally, you want to start the process when you are shopping around for a new home. Doing so will tell you exactly how much you can afford, what your monthly payments will be, and what your total monthly obligations are.⁣

Q: Do I need 20% down to purchase a house?⁣
A: While putting 20% down can improve your chances of getting approved and locking in a lower rate (and monthly payment), lenders and mortgage programs will accept less than 20% so long as you buy mortgage insurance.⁣ (Some loan programs you can even get for 0% down!)

Q: I just got a new job. Will this impact getting a mortgage?⁣
A: Most lenders like to see a two-year job history in the same field though changing jobs for a better position could be seen as favorable. If you’re a soon-to-be college grad, you may be able to get a home loan even without a two-year work history.⁣

It's holiday go-time, friends! Are you ready? ⁣

Because I want you to be ready for all your planned (and ahem, unplanned) guests this holiday season, here are a few tips to get your home ready:⁣

👉🏼 Clean out your guest room closet to make room for your guests' clothes, luggage, and gifts.⁣
👉🏼 Purchase or refresh your guest towels, organize bathroom cabinets, and stock the bath with toothpaste, toilet paper, and hand soap.⁣
👉🏼 Get your guest bedroom in good shape. Think linens, lighting, and extras like phone chargers.⁣
👉🏼 Update your guest bedroom photos, and if applicable, include photos of your guests to make them feel at home.⁣
👉🏼 Create a coffee station (in-room if possible) so your guests can grab a cup of coffee no matter how early they wake.⁣
👉🏼 Purchase extra dishes, cups, mugs, and stools so you can easily gather around the table to share holiday goodies. ⁣

You made an offer, negotiated a sweet deal, and now you’re under contract. Yessss! Next up? The home inspection:⁣

Schedule an inspection as soon as you go under contract. You will have a due diligence period (typically 7-14 days) to get the inspection done and make decisions about repairs.⁣

You and your agent should be present during the inspection (the seller and seller’s agent may be there, too), but stand back and let the inspector do his work. He will go over his findings with you afterward and send you his official report several days later.⁣

Work with your agent to determine the repairs you’d like your seller to make. Repairs addressing safety issues are of first importance. All others should be carefully assessed - you don't want to nickel and dime your seller.⁣

If the list of repairs is too costly, you need to ask yourself if you’re willing to take them on after closing. If not, it may be right to walk away.⁣
