📊 Operating Expenses in Commercial Leases: What Tenants Need to Know

Operating expenses (NNN, CAM, etc.) cover taxes, insurance, maintenance, and more—but who pays? It depends on your lease:

🔹 Triple Net (NNN): Tenant covers all expenses.
🔹 Gross Lease: Landlord pays, but costs are in higher rent.
🔹 Modified Lease: A mix—landlord handles major systems; tenants pay for their space.

⚠️ Watch for surprises: Old HVAC failing? Unexpected repairs? CAM charges can spike if not capped.

Two leases with the same rent can have very different total costs. Review the fine print before signing!
