Back when I was pregnant with Griffin, one of the best experiences we had was getting a 4D ultrasound to see our baby boy. And now that we’re expecting a baby girl here pretty soon, I knew I wanted to do the same thing! This time, we went to Over the Womb 3D 4D Ultrasound and Photography in Hendersonville.

Although the 4D ultrasound and photos are the most memorable piece, Over the Womb does an amazing job of making the entire experience absolutely wonderful.

The room is spacious and comfortable. There’s even a large sectional couch to invite friends and family to see the baby photos on a huge projector screen. And this time, with Griffin in tow, they had a basket of toys to keep him laughing and entertained the whole time!

We even added on a sweet memory of a stuffed animal with a recording of baby girl’s heartbeat. ❤️

For any mamas out there, I highly recommend this intimate and memorable experience. Seeing the baby’s movement and facial experiences is truly unforgettable, but it’s also an extraordinary experience to share with your family.

Here's my controversial take of the day... paint your home before you list it.

Yep, that's right: interior AND exterior.

Most people know it needs to be done but they THINK the new homeowners would want to pick out the paint and do it themselves.

Hot take: they're wrong!

Buyers cannot see past the crazy color or the marks all over the walls. You know what they see? Work. On top of an already big to-do list of moving in. The last thing they want to do is paint before moving all their stuff in! They want it move-in ready!

I know it really seems crazy, but do the new buyers a favor and paint your whole house a neutral color.

If it’s been over 7 years since you painted your exterior, do that too!

Need some recommendations for top favorite paint colors? Here are the top neutral colors out there right now:

1) Agreeable Gray
2) Repose Gray
3) Alabaster
4) Shoji White
5) Modern Gray

David is officially a "Tennessean!" He is the first of his siblings to make a move to a new state, and I'm so excited for him and this brand new journey.

See, David was a first-time homebuyer. And what I loved about working with him is he took this very seriously. He worked hard to make sure he was prepared for every step of the homebuyer process. Which honestly made our transaction very smooth and fun!

He was even willing to tackle some of the work required from his home inspection himself to make sure everything was absolutely perfect.

Now, his family and siblings can keep taking turns visiting David in his new home, exploring a new area and making amazing memories together!

There is an unspoken bond that we mothers share. It can't be summed up in one word or phrase because it runs so deep and has so many layers...

So, here's to the sleepless nights, the endless loads of laundry, the grocery hauls to keep the cupboards stocked and bellies full.

To the meltdowns and hard "no's" that were just as hard for us to say as it was for them to hear.

But also to the bedtime stories, the snuggles on the couch, the "I love you, Mommy's and the meaningful conversations you start to have as they get older.

There's no other job that's more important than being a Mom. And it's that realization and pride that come along when your children finally grow up and do amazing things and become the amazing young humans you hoped they would be.

There's no way to be a perfect mother and a million ways to be a good one...Happy

“Hey, Samantha, do you charge a higher commission than other agents?”

I’ve had a few people text me the same question in the last month, so I figured I’d just publicly answer it here: NO.

The reason people have asked (even some friends lol) is they’ve noticed I invest a lot more into marketing than the average agent does. That’s one reason you’re reading this post. I paid to promote it! And I take that same mentality with my listings. I invest A LOT of money into promoting my listings (literally thousands of dollars a month in social media ads), so they get as much exposure as possible.

Do I charge my clients extra for this? NO.

I eat the cost of the marketing.

But it means my listings will get more exposure than other listings. And therefore, in the long run, I get more referrals from happy clients.

Win-win. 💪

If you know me, you know that I LOVE a good farmer’s market! And honestly, living here in the Nashville area, I’m spoiled! I love taking Griffin and exploring all the local vendors – it’s the perfect Saturday morning for me.

Our classic Saturday Farmer’s Market itinerary includes Richland’s Farmer’s Market. Starting with a bottled latte from Pumphrey and Beard, quiche from Loving Oven for breakfast, spaghetti sauce from Jim’s Spaghetti Sauce for a weeknight dinner, and a specialty cheesecake from Whisk Cheesecake for dessert! Griffin’s favorite part is waving to all the dogs and playing on the playground afterwards.

Jon has a personal goal to attend a game in all the MLB baseball stadiums in the nation. With baby #2 on the way, we decided to take advantage of a free weekend to knock one of the stadiums off his list!

We jumped on a plane up to Pittsburgh for a quick weekend family getaway! We ate delicious food (I personally loved the strawberry pretzel milkshake from Burgatory), explored the children’s museum with Griffin, walked many miles by the water, and had PERFECT 75 degree weather for the main event – a Pittsburgh Pirates game at PNC Park.

Griffin even got a picture with the Pirate Parrot which was definitely his favorite part!

Jon checked PNC park off his list, and we all created memories I know we’ll cherish forever. Life is always moving so fast, don’t forget to slow down, take the trip, and enjoy time with those that mean the most to you!

The "story behind the sign"....

There is always more to the sale of a home than planting a sign in the yard, putting the listing on the MLS, and waiting for it to sell. There are phone calls, numerous emails and communications, showing requests, lockbox malfunctions, inspection issues, appraisal repairs, closing delays, offer negotiations, and so much more!

I was able to help Annette sell her home during the winter, which is what some people call the "off season" of selling.

During the “off season” Annette received 7 offers on her home! I even remember Annette calling me one day and saying, “Samantha, I can’t keep up with all of the offers that keep coming in, I trust you and let me know what I should do!” ❤️

We were able to secure an amazing, over-list price offer on this home. The only concern – the buyer had a home sale contingency (pretty common in today’s market). We gave the buyer 30 days to sell their property, and, while we waited, we continued to show Annette’s home for potential back-up offers.

Nearing the end of this 30-day waiting period, we received another competitive offer. I voiced to Annette that this deal may be something she simply didn’t want to pass up! This offer waived inspections, so after we addressed one minor appraisal repair, we were off to the closing table!

Annette hired me for my expertise in selling her home, and it was so heartwarming and reassuring that she trusted me through this process to get the job done.

Although this sale was bittersweet for Annette, she is ready for the new chapter in her life and the next exciting thing – retirement! Congratulations, Annette, and thank you for trusting me through this whole process.

I wish you nothing but the absolute best in retirement!
