If you’re thinking about buying a home or investment property, rates at 4.12% are a good excuse to move now. It may be another generation before rates are this low.

This chart from the Washington Post article (link in profile) shows that even with a slight increase in the last two weeks, rates are almost as low as they were two years ago before the Fed rate hikes last year.

Have we reached the top of the market in Nashville? Perhaps it’s time to look at selling your home to capitalize on the profits you’ve been patiently building. According to the NPR article (https://www.nashvillepublicradio.org/post/after-years-surging-nashville-homes-prices-start-plateau /0), Nashville home prices may have plateaued.

I doubt home prices will stop increasing but clearly the growth rate is decreasing. If you look at your home as an investment (which you probably should), the question is, are there other investments that can give you more value? Not a simple answer if you’re talking about your primary residence because you get more than financial value.

But, if you own investment property within city limits, the calculation becomes simpler. What data are you looking at to decide whether to keep your investment property or capture the profits?

Nashville makes the hottest jobs markets. Low wage growth as compared to the other top ten may mean Nashville is just lagging behind a little bit. With all of the new people coming to town looking for work, it makes sense that our wage growth would be a bit slower. But I bet, with the unemployment rate as low as it is and labor force participation so high, pay rates are going to catch up quick.

All of this data tells me it’s still a good time to own a home in Nashville. Our economy is thriving.
