Not every house sale is a comp! 👏

When pricing a home, it’s good to know ahead of time what is NOT a true comparable:

❌ Homes in a different neighborhood
❌ Fully renovated homes vs. outdated homes
❌ Different square footage or lot sizes
❌ Sales from 6–12+ months ago in a changing market
❌ What Zillow told you
❌ Active listings (they’re competition, not comps)

The right comps should match location, condition, size, style, and timing as closely as possible.

Pricing your home based on the wrong “comps” can lead to sitting on the market longer OR leaving money on the table. Both are things our team will not lead you down a road to!
