Closings and under contract homes are UP just slightly compared to last week 👏🏼

Expired or canceled listings continue to trend downward from the end of July where the numbers were HIGH.  We are seeing those numbers come down, and we are about 50% below the peak.  That’s good. 😅

Single Family Home median sale price continues to rise in Nashville.

In 2021 the media price for a single family home was $310,000.  Today it is $473,000.

Over the last 4 years the overall median home price has risen another $30,000 in Nashville.
So each year of waiting, it has gotten more expensive to buy a single family home.

That’s not to say change won’t come, but it is worth looked back and realizing that anyone waiting for a meaningful drop interest rates has not been rewarded for waiting.

In fact, during those 4 years the overall median home price has risen in Nashville from $445,000 to $473,000.
