Less than 2% of active real estate listings feature a high Walk Score of 90 or above, making these locations competitive and high-demand.

Proximity to green spaces, cafes, and community hubs attracts buyers looking for active, socially connected routines.

I am not giving much feedback after showings these days and here’s why.

My buyers are taking their time.  

They might like a house, but not write an offer on it for a week or two.  

So if I tell the listing agent what the buyers loved or didn’t love, that information could really weaken our negotiation position.

When I’m representing sellers, I know how frustrating it is not to get feedback.

I’ve been the one calling and texting agents, trying to get my seller something useful. Sometimes I get a response. Sometimes I get blown off, and I understand that.

So if you’re selling and not getting feedback, there may be more to the story. Try not to be too frustrated with your listing agent. 🥹

And for my fellow agents out there, if you are frustrated by lack of feedback remember sometimes no news is good news.  🤗

That buyer’s agent may be keeping their cards close to the vest because they’re going to bring you an offer.

Would an Adjustable Rate Mortgage work for you?

If you are getting ready to buy a home in Nashville, you might consider an Adjustable Rate Mortgage for a lower rate.

An Adjustable Rate Mortgage starts with a fixed rate for an initial period, then adjusts periodically based on market conditions.

➕Usually fixed for 5, 7, or 10 years, then adjusts annually
➕Lower initial interest rate compared to fixed-rate loans
➕Rate and payment can increase after the initial period ends

Rate Caps limit how much your rate can increase per adjustment and over the life of the loan

If you choose an Adjustable Rate Mortgage, Rate Caps limit how much it can go up each adjustment and over the life of the loan.

Example: A 7-year ARM starts at 5.5% with 2/1/5 caps. In year 8 the most it can go to is 7.5%. At each later adjustment it can rise up to 1% more, but it can never go above 10.5%. If rates fall, it can adjust down too, usually not below the margin.

The practical takeaway for a Buyer is to ask the lender for the worst-case payment at the lifetime cap and make sure they could live with it if they end up staying longer than planned.
