This cutie is officially *off-market*. I'm not going to lie, it wasn't as smooth as we'd like them all to be. If you’re thinking about waiting for prices to crash before buying, then read this first!
Many buyers I talk to are comparing the market now to the market in 2008…when the housing market did, indeed, well, crash. No question, it was a devastating time for many homeowners. BUT have you considered the possibility that 2022 is nothing like 2008? Which, I truly think it isn't. Here’s why:

- What drove the crash in 2008 and sent home prices plummeting was the oversaturated market. There were WAY more homes than buyers. In 2022, it’s exactly the opposite. Inventory is low—and that's driving prices high.
- In 2008, getting a mortgage was as easy as ordering from DoorDash. Nowadays, there are much tighter regulations on the lending industry. Not just anyone can get a mortgage. That said, if you’re looking to buy, get pre-approved and then shop with confidence that you’re paperwork ready to buy a home.
- In 2008, there were 13.1 million adjustable-rate mortgages (ARMs) on the books. Today, there are around 2.5 million. That’s good news. Why? Fewer ARMs mean fewer homeowners are experiencing the sticker shock of a mortgage rate reset that typically raises the payment and can lead to mortgage hardship.

I’m jumping for joy for this one! We were on a bit of a time crunch with this one, especially after one deal fell through due to construction delays. Not to mention, these two were moving from out of state and doing showings via Facetime. BUT they knew exactly what they wanted and were willing to move quickly! Thankfully, I was able to find something off-market that was perfect and move in ready. And it happened to be across the street from some of there best friends! I mean, how amazing is that?! Summer time is a great time to change up the style and feel of your home. Bring in some easy, breezy vibes with these summer design trends hot for 2022:

1. The need for green. Nothing says summer like lush green trees and tropical blooming flowers. Let the sunshine stream in, and by all means, bring the green indoors with one or two tall house plants like the snake, rubber tree, or fiddle leaf. PS. There are some really great faux trees out there (for those that don't have a green thumb 🙋)!
2. Boho is back. For this classically casual vibe, choose pieces made of wood or fibers like rattan. Add a few bright throw pillows and blankets to your sofa along with some floor pillows and poufs. The key to boho? Toss matching, embrace color, and go funky on your lighting.
3. Keep the blues. As much as boho is back, the blues never left! This summer, nautical navy and royal blue are where it’s at. Pick up new throw pillows or lay a bold, blue rug under your wooden furniture.
4. Metallics are a must. Embrace warm metallics like brass, copper, bronze, and gold. Mix and match 'em anywhere you want — lampshades, picture frames, candle holders, planters, or decorative bowls.

Gentle reminder that today’s interest rates are, yes, inching upwards, but they're still historically low! Just take a look at the data from Freddie Mac. You'll see the same trend I did — that rates are getting lower every decade.

Average 30-year rate by decade:

1981: 16.63%
1991: 9.25%
2001: 6.97%
2011: 4.45%
2021: 2.96%

In early June 2022, the average rate for a 30-year mortgage was 5.42%. Sure, higher than we'd like, but not so bad when you look back 50 years.

So buyers, keep your chins up and don't be afraid to go after your homeownership dreams this year. And, of course, let me know if I can help — I’ll be here when you’re ready.

Congrats to some of my favorite people on the purchase of their new home. What a roller coaster it has been! They can now give everyone a run down of all of the ups and downs of purchasing new construction. 😂 Despite the bumps, nothing beats walking into a brand new home. Cheers y'all! And shoutout to for being the GOAT.

Deciding if a new construction home is your next move? I know you're wondering, so here's a PRO/CON list on new construction.

👍Pros of a New Construction:

-Customization: Options for upgrades &/or customization to your precise needs and wants
-No reno: When you build or buy new construction, there's no need for updating because your home will be on trend with materials, colors, and design from day one.
-Fewer maintenance expenses (at least in the first few years)
-Extra warranties and financing incentives
-Squeaky clean: Moving into a new home knowing that no one has ever lived there is an amazing feeling — plus, major systems and appliances won’t need replacing anytime soon. Hello "new home" smell!

👎Cons of a New Construction:

-Cost: Less room for price negotiations
-Limited options: Unless you build a 100% custom home, you may be limited in your design, floor plan, and finishing options.
-Often lacking mature landscaping
-Timeline: Prepare for a lengthy timeline and potential delays. You can be kicking your feet up in an existing home in as little as 30-45 days. New construction? Stretch that timeline out to at least 3-12 months.

Whether you have an expansive wrap-around or a simple front stoop, your front porch welcomes guests (and the UPS guy), frames your entry, and sets the overall vibe of your home. Use these tips to give your front porch a refresh this spring.⁣

1. If your porch is small, consider a brightly-painted door, new house numbers, a modern door knocker, and a seasonal wreath.⁣
2. For larger areas create a comfortable sitting area. Choose loveseats and chairs and outdoor fabrics that won't fade in the sun and make your porch feel like an extension of the house.⁣
3. Fill a planter (or two) with flowers and place them on the steps leading up to the porch.⁣
4. Soften up any outdoor seating with throw pillows. Find seasonal ones that don’t cost an arm and a leg. Then, if you need to toss them after a few months it won’t be a big loss.⁣
5. Swap out small, subdued porch lights for ones that make a statement all the way from the street.⁣

Because of this competitive market, it is becoming more and more common to see buyers waiving the home inspection in an attempt to jump ahead of the competition. ⁣

Which begs the question: Is this ever a smart idea? No, nope, uh-uh, never, don’t even think about it, K? ⁣

Here’s why:⁣

You may think the home is in perfect shape, but some of the costliest problems are difficult to spot: leaks, termite damage, foundation issues, poor ventilation, faulty wiring, and drippy appliances. ⁣

A home inspection gives you the chance (before you sign on the dotted line) to have a professional inspector see if there are any problems that need to be addressed, replaced, or fixed.⁣

When it’s over, you’ll have an accurate assessment of what you’re walking into when you buy so you can avoid shelling out money say, for a new roof cause you didn’t know it was leaky.⁣
