Imagine how amazing it would feel to finally pull together a plan to invest in real estate. If this sounds like something that sparks joy for you, then imagine no more because I can make this a reality! Plus, there’s no time like the present to get started!

Here’s one of the easiest ways to start your investment journey:

Step 1: Buy a house, condo, or townhome in an up-and-coming or in-demand neighborhood or school district. (PS - I can help!)
Step 2: Move in, and live life! As you do, get the home looking better than it did when you bought it by making small cosmetic changes.
Step 3: After a year or two, buy a new home, and rent out the first one. (But remember, rental income is taxed as ordinary income, so make sure to plan ahead for tax season!)
Step 4: Wash, rinse, and repeat!
By living in a house before renting it out, you can finance it as a residence, which will land you far better terms on a loan.

First of all, I'm not sure who really believes real estate is a bad investment, but I wanted to share with you 4 reasons investing in real estate can be great!

Reason #1: Predictable cash flow. Whether your cup of tea is commercial, residential, or vacation rental properties, the result is the same—regular passive income. And that’s always a win!

We’re almost through January, so it’s time to start talking about market predictions for Q1 and the rest of the year. While no one has a crystal ball, here’s what experts and enthusiasts see coming into view for 2023:

1. Home prices will rise, but slower than in years past. Realtor.com predicts an average increase of 5.4% nationwide.

2. As of January 26 mortgage rates have dropped to 6.13%, down two basis points from the previous week.

3. Thanks to the uptick in rates, buyers will have less buying power in 2023. Some will consider creative ways to pursue homeownership, like pooling their resources to buy with friends and family, a trend experts first noticed in the spring of 2022.

4. Inventory will trail pre-pandemic levels but will be up 22.8% giving buyers more options to choose from and far less competition than in past years.

5. Homeowners in a position to do so will look to rent their low-mortgage-rate homes and step into the role of landlord. With rental rates predicted to increase faster than home values, renting out a home will be lucrative in 2023.

According to the NAR, 37% of contracts fall through because of repair issues sellers could have addressed before listing their property.

PSA everyone! If you’re thinking of selling this spring, don’t let that happen to you! Here's how:

1. Meet with an agent who knows your neighborhood and zip code. Allowing them to do a quick walkthrough could save you piles of cash.
2. If recommended, schedule a pre-sale inspection. Then you'll know precisely what needs to be addressed from a functional standpoint.
3. Invest in repairing major systems first. Think HVAC, plumbing, roofing, foundation, or electrical issues.
4. Once your home’s major systems check out, move to aesthetics. Here’s where your agent’s advice is literally gold! When in doubt, always remember, if there’s one room that needs to impress buyers, it’s (still!) the kitchen.
5. If there’s time, money, and a little elbow grease left, paint what you can and zero in on curb appeal.
