Muchos de ustedes tal vez no saben, pero soy un agente de bienes raíces y ayudo gente comprar y vender casas. Estoy entrando mi tercer año. Have you thought about getting into the vacational/short term rental market? It wouldn't be a bad idea!
Nashville is ranked No. 18 on IPX1031's "Best Cities to Invest in AirBnB" list. Where it was reported a host can make $17,100 annually, based on an average of $209/night.

I recently held an open house our team Sweet Dream Homes Nashville at Compass listed in East Nashville. This home's zoning allowed a Detached Accessory Dwelling Unit(DADU) to be built if desired. Opening up the possibility to use it for owner occupied Airbnb or rental if the DADU was built at some point. Meaning they could built a detached garage/guest house situation, rent it out as they please, and have their daily lives fairly interrupted in their dream home The amount of people who didn't know this neat fact absolutely LIT up when I brought it to their attention!
Why is this important to know?
It can drastically reduce your cost of living. For example: I used our Compass Website Mortgage Calculator(https://www.compass.com/.../1004.../878331790770371385/)for the following figures with the listing and figures described above. Let's say we put a 10% downpayment one this home and are using a conventional loan. Our monthly payment would be around $2,516/mo. If we were to assume that we would ONLY get the average per night ($209) and ONLY leased the AirBnB for half of the year. We would generate a gross rental income of $38,038. Essentially paying for all your mortgage and still profiting $7,846. While all these figures are all estimates and relative, it's great information to know. Adding a DADU can greatly increase the value of the home. Even if no DADU is built, having the ability to do so adds great value to your value and potential buyers down the road.It's important know these things when considering an investment property in Nashville, and having an agent who understands the zoning and Short Term Rental types permitted in Nashville.
