What is an HPR?

If you've been looking for a home you have probably seen listings marked with “HPR” and wondered… What does that mean?

HPR stands for Horizontal Property Regime, but don’t let the fancy name scare you!
It simply means;

- Two or more homes are built on the same piece of land

- Each home is owned individually, just like a single-family home

- The land is shared, like a driveway or yard

Think of it like a condo, but side by side homes instead of stacked apartments

Why are they so common?

In areas like Middle Tennessee (Nashville and surrounding areas), Builders use HPRs to:

- Build more homes on larger lots

- Create affordable, modern homes close to town

- Avoid going through full subdivision approval
Buying an HPR is just like buying a regular home, but it's important to:
-Understand what areas of the property are shared
- Check for any agreements or shared maintenance responsibility
