That small pipe could become a BIG problem.
Landlords, one of the most overlooked safety issues I find during rental inspections is a water heater temperature and pressure (T&P) relief valve discharge pipe that's missing, disconnected, or not routed to an approved drain location. If the tank ever overheats or builds excessive pressure, that valve is designed to release scalding water safely. Without a proper extension, hot water can spray directly toward anyone nearby, causing serious burns and water damage.
This is a simple, low cost correction that can help protect your tenants, reduce liability, and prevent expensive claims.

I found this today while inspecting an apartment community.
Most people would walk right past it.
I didn't.
What you're looking at is corrosion on the hot water heater connection. To most owners, it's just rust.
To me, it's an early warning.
It may still be working today, but fittings like this don't usually fail without giving signs first.
If this connection lets go, you're not just replacing a pipe.
Now you're dealing with water damage.
Drywall.
Flooring.
Paint.
A possible vacant unit.
An unhappy resident.
All because of something that could have been caught before it became an emergency.
This is why I believe apartment owners and landlords should have routine property inspections.
