There are a lot of things a home inspection can reveal about a property that is not visible to the naked eye. Be sure to hire someone who comes with a good referral basis, who's been in the business a while, and who knows what to look for. Look up the American Society of Home Inspectors and get a list of qualified home inspectors in your area. Once you find an inspector, insist that they compile a written report, complete with photos. Photographs are important because there are areas a home inspector will go to that you might not look at.

Where there is a time and a place for a 'lowball' offer, the time and place are 'rarely' and 'after careful thought.' A seasoned Realtor will be able to access market data that can be used for your benefit while writing an offer, such as the ratio of the sales price to the list price, to see if homes are selling below or above their price tags.

More often than not, lowballing makes your offer less likely to be accepted; and if too low, it can offend the sellers and their agent, which won't do you any favors. It's way more beneficial to offer a fair price and think through what would be attractive to the seller.

Oh, how I wish this was true! Some renovations will increase a home's value, and some, sadly, will decrease its value (like removing a bathroom or square footage). Other renovations simply bring your home up to market value. Always talk to a Realtor before doing pre-market renovations. Things as simple as landscaping, fresh paint, and modern right fixtures can do wonders for a potential buyer's first impression, but you need to have a good idea of what an appraiser is going to look at when determining value.
