🚨 December 2022 Market Update 🚨
It appears that we have seen the peak for interest rates as they have steadily declined over the past few weeks. This is great news for buyers heading in 2023. Over the last month I have consulted on several deals involving multiple offers and escalation clauses. While it's not as chaotic as previous years, it shows that accurately priced homes in desirable areas are still extremely popular. General overviews of the market we see on the news or on social media don't provide enough details and knowledge of our local markets. October saw a decrease in the number of sales compared to this time last year but an increase of roughly 10% in median sales price and median sales price per SQ ft. The median Days on Market is up from 3 last year to 8 this year. Despite rate increases and daily fluctuations, accurately priced properties are still selling quickly.
