Before you buy, ask what the dues cover, whether rentals are allowed, when are they allowed and is there a cap, who gets amenity access, are there more build phases still planned, and how all of that could affect resale later.

In Nashville and Williamson County, two neighborhoods at the same price can live very differently once you read the docs.

Rent is the easy number to compare. The expensive surprises usually show up everywhere else.

• Test the commute at the time you will actually drive, not the best case on a map
• Count the real parking situation, especially for guests, second cars, or garage fees
• Read every pet rule, including weight limits, deposits, pet rent, and renewal terms
• Check the guest policy so longer visits do not accidentally break the lease
• Ask how maintenance works, what the average response time is, and who handles after-hours issues
• Add up every move-in cost: deposits, admin fees, utilities, parking, and internet setup
• If you may buy soon, ask about shorter terms, renewal options, and early exit costs before you sign
