438 Out of state people own properties in West TN over 250 acres. This region is the largest amount of outside owners of these large parcels in the state.

Farming, hunting, timber, and lower prices has brought a large outside influence in the land ownership for this area.

Only 93 properties over 250 acres in Northern Middle TN are owned by people not living in TN…

A much lesser number than the 348 properties in Southern Middle TN. With less opportunities for recreation or hunting in Northern Middle TN it does not seem to be drawing the secondary purchase large acreage buyers.

Here are the Top 10 Markets of buyers looking for Land in East Tennessee:

I was not surprised with the top 4, however 2 markets in FL and no out west market did seem abnormal. What trend markets are you seeing looking in East TN?

There are over 300 parcels over 250 acres in Southern Middle TN owned by people not living in TN....

The rivers and creeks and lower prices out in Hickman, Lewis, and Wayne county seem to be attractive to the out of state market for people looking for their outdoor retreat near Nashville.

Article from Homes.com describes the two sided marketplace we are in. It shows that First time homebuyers are at an all time low, however people buying with cash is at an all time high.

Speaks to the potential market in the land property to with potential to build a home in that cash window for a buyer.

Realtor yesterday was telling me that with the government shutdown and economy roller coaster lately that investors have started calling them to invest in land/real estate as a safer option than the stock market.
