One of my favorite things to do is consult with hosts who are just starting out or need a little help on their hosting journey. Ben & Elaine came to me through a mutual friend and have become so dear to me over the past year or so. They knew their gorgeous historic home could perform better than it was and I was thrilled to be part of the re-vamp.

I didn’t take over management or make any expensive changes. Just tiny tweaks and time spent understanding their property, hosting style and then updating their listing to reflect their goals and the property’s strengths. Meet “The 12 South Carriage House” - The “OG” Cottage Hospitality property!

10 years ago this month we broke ground on a brand-new guesthouse space to short term rent. We officially welcomed our first guest a few months later in October of 2016, and what has followed has been the most fun journey into the world of hospitality and hosting guests. Without there would be no !

This space is 1 bedroom/1 bath apartment with full kitchen, full bath, queen sleeper sofa, designated parking space with complimentary EV Charger, steps off 12 Ave South! We just completed an interior decor overhaul in January 2026 and has everything in tip-top shape from new plumbing and light fixtures to fresh hallway trim an everything in between.

If you haven’t already heard, Nashville got hit hard this week with a winter ice storm. These are scenes from around our neighborhood my husband and I have taken since last Sunday.

We are safe (and amazed at the number of past guests who have checked on us! Thank you! We are so grateful.) Most of our friends and neighbors and 2 out of 3 Nashville properties are without power. We are trying to help where we can with charging devices for friends and offering showers and laundry and a warm place to take a break.

A huge shoutout to the following locally-owned restaurants who are open for business - (normally closed for the season but going HARD with extra hours and delish pop up menus on the fly all while their own houses are without power) We are grateful for the presence you are in our neighborhood.
Also a thank you to who has been letting customers charge their phones and who are serving their communities well.

Right now we are hoping and praying for our neighbors power to be restored, temps to warm up, ice to melt, downed trees to be safely removed and a few extra thousand line men to show up wouldn’t hurt anything either. Y’all be safe out there.

I am so excited to announce the newest member of the Cottage Hospitality family: The Carriage House at Sunnyside. Because I love a good backstory, I’ll share that first and then some info about this fantastic rental!

While this AirBnB is the newest property in our collection, our journey with them is anything but new. The owners John & Kendra have been long-time friends of our family. I taught their daughter Caroline violin lessons when she was 8, and now that she’s all grown-up, she’s been behind the lens of my headshots (and music CD packaging) for the past 10 years. ( Caroline Allen Photography ) Their space was one of the original guest-house-short-term-rentals in the area, and the name “Sunnyside” is a nod to the original name of the 12 South Neighborhood. They started their AirBnB hosting journey two years before we did and were kind enough to be a wealth of knowledge for us when we opened our first place.

A few years ago they asked if I’d be willing to help out a bit with their rental which started the entire journey that has now become Cottage Hospitality. In so many ways, their encouragement and opportunity have led to the launch of this business and I’m forever grateful.

My name is Bethany and I founded Cottage Hospitality with the twofold purpose of providing “comfort consulting” for hosts and dreamy stays for guests.

I’ve spent 20+ years in the touring musician/road manager/event/personal assistant space and have been managing my own short term rentals for 10 years now. I believe there is an art to being a property host and that where you stay can define your entire experience as a guest.

I think that details, ironically, are the most important part of any space and that communication and expectation are everything.

If you’re a host looking to breathe new life into an existing space or a not-yet-a-host thinking about bringing something into reality I’d love to chat. And if you’re headed to Nashville or Pigeon Forge for pleasure or necessity, it would be my honor to host you.
