You find a brand-new home in a beautiful master-planned community. The listing says: "HOA only $50/ month!" Sounds like a dream deal, right?

Not so fast.

In Florida—especially in fast-growing master-planned communities across Nassau, St. Johns, and Duval counties—builders frequently finance infrastructure (roads, pools, entry gates, sewers) through a CDD (Community Development District) bond.

Here’s how it gets you if you aren't paying attention:

• It’s disguised as taxes: CDD fees don't show up on your monthly HOA invoice. They get added to your annual property tax bill as a non-ad valorem assessment.
• It inflates your mortgage: That $3,000/year CDD fee gets escrowed into your monthly mortgage payment, adding $250/month to your actual out-of-pocket costs.
• Lender surprises: If your agent doesn't factor in CDD fees when putting in your offer, it can throw off your debt-to-income ratio during underwriting.
