- MetroWest offers first-time buyers more price-point options than inner Greater Boston, but homes move quickly and competition is strong. In Q2 2026, homes sold for an average of 101% of original list price.

Recent data through September 2026 shows median sale prices of $652,500 in Framingham and $900,000 in Natick, with both averaging about 50 days on market. Framingham is close to the Massachusetts median of approximately $672,580, while Newton’s median reached $1.56 million.

A practical first step is securing pre-approval early and identifying towns that fit your budget. Maynard has historically offered some of MetroWest’s lower medians. Framingham, Ashland, Holliston, and Westborough offer mid-tier options, while Acton, Hopkinton, and Wayland often reach $1 million or more.

Commuter access also affects demand and pricing. The Framingham/Worcester and Fitchburg commuter rail lines serve several MetroWest communities, with a tradeoff between commute time, suburban space, and price.

The Governor Healey administration’s 0% interest down payment assistance window closed in July 2026, but standard MassHousing first-time buyer programs remain available through participating lenders. In Massachusetts, a real estate attorney reviews the Purchase and Sale Agreement and handles closing, so that cost should be included in the budget from the beginning.
