Emerald Shores Realty promises to make your property management experience a pleasant one.

The following are services we provide: We advertise our properties for rent on the Armed Forces Housing Network, Local Multi Listing Service (MLS), Zillow, Trulia, Realtor.com, List hub and several other local and national realty sites. We qualify all potential renters by checking their credit, employment and past housing history. If they are in the military we will acquire a copy of their most recent LES or if employed elsewhere, a copy of their pay stubs. Once a tenant is approved, we will create the lease along with other documents outlining the tenants’ responsibilities i.e. – changing filters, lawn care, renters’ insurance, carpet cleaning, utilities, etc. There is $100 administration fee charge with an approved application If you accept pets we collect a $250 non-refundable pet deposit, and $10 monthly fee that belongs to you and a pet addendum for renters to sign. We also collect one months’ rent for a security deposit. We will video your home once you have vacated the home and before the new tenants move in. Tenants will have a move in sheet to complete and bring to our office within 3 days of move in. We will inspect the interior of your home with the renters approximately 90 days after they have moved in along with regular drive by’s. We conduct final inspections before a tenant moves out, follow up with maintenance calls and on the 10th of each month direct deposit your rental income to the bank account of your choice. We also provide a 1099 at the end of the year outlining your income and expenses for the year. Our management fee is 10% with a new tenant fee of $295 and renewal fee of $25. I can forward you a copy of our management agreement for your review. Our full time rental department is open Monday through Friday 9 a.m. -5 p.m. and we also have after hour weekend call service. We are a full service realty company and can assist in selling your home if you find you would like to transition from renting to selling. The broker of Emerald Shores Realty, has lived and serviced clients in the Navarre area for over 20 years. Emerald Shores Realty is veteran owned. The broker’s husband served in the United States Army flying helicopters. They were stationed at Ft. Rucker, AL which drew them to this beautiful area and have first-hand experience with the military as a renter and a homeowner.
