🏡🎉 Congratulations to the Martinez family on the purchase of their FIRST HOME!!!! 🎉🏡

Okay, seriously… what is happening on Long Island lately?! 😂

I swear every other family I meet is packing up and heading to Pennsylvania. Maybe it’s the larger lots, maybe it’s the lower taxes, maybe it’s the fact that your mortgage payment doesn’t have to compete with a luxury car payment every month… but whatever it is, we’re happy to have them! ❤️

The Martinez family was actually referred to me by past clients who also made the move from Long Island a few years ago (seeing a trend here 👀).

We spent a weekend touring homes and, before long, we found the one 😍

They trusted my advice to look at some homes that had been sitting on the market a little longer, and it paid off BIG time. We negotiated the price down, secured seller assistance, completed full inspections, negotiated repairs, and still made it to the finish line smoothly.

In fact, everything went so well they were convinced Ashton Kutcher was about to jump out and tell them they were being punk’d. 🤣

Thankfully, no hidden cameras were involved.

CLOSED! ❤️🏡

A huge congratulations to June and his family on the purchase of their new home! 🎉

If you've followed along, you might remember this was the veteran buyer who kept hearing that VA financing was "too hard" in today's market.

Two different agents tried to steer him away from using his VA benefit and he sought out an agent who was gonna fight. (🙋🏻‍♀️)

Anddddd, well... he got the keys!!!!🔑🇺🇸

As a U.S. Marine Corps veteran, June stayed patient through multiple offers, countless showings, and plenty of disappointment along the way. But he stayed the course with Eric and I, and I'm so grateful we got to be part of the journey.

What makes this one even sweeter is that his new home is just a few houses down from his brother, sister-in-law, and their SIX kids. 🥹

His daughter and son now have family, cousins, cookouts, pool parties, and summer adventures right down the street! 🥳

And my favorite part?

June kept the purchase a surprise from his daughter. He casually brought her over to the house during a walk around the block & when he entered the home he shared the news. She admitted she was suspicious about why Dad had keys... 🤣

Needless to say it was a welcomed surprise and she was pleased with the new neighbors!

What a blessing to kick off summer, celebrate the end of another school year, and begin a brand-new chapter surrounded by the people who matter most.

Congratulations to the Altamirano family!!! 🥹🏡

I’ve been working with this sweet family for nearly THREE years now!

We first connected when they were dreaming about having a Pennsylvania escape… a place to slow down, breathe a little, and get away from the nonstop grind of everyday life in New York.

Funny enough… we were actually under contract TWO years ago to the date 👀

But that deal fell apart because of a pesky private road situation with no maintenance agreement (and neighbors who definitely were not in the helping spirit 😅).

Looking back now… I truly think that was one of those “everything happens for a reason” moments because WOW did we end up exactly where we were supposed to be.

Fast forward many moons, many showings, many conversations, and really narrowing down what mattered most for this young, busy, adventure-loving family… we found it 🫶🏼

A lake community packed with amenities…!

Pools, boating, beaches, activities, and all the fun weekend memories waiting to happen.

The ideal size for a getaway spot, but still with room to make it their own and sprinkle in their personality over time 😍

Here’s the crazy part… we saw this house back in February, loved it, and then it went under contract with another buyer.

We were all bummed… but then the deal unexpectedly fell through and we JUMPED right back in.

And this time? It was meant to be!

They officially closed on their perfect little PA getaway and already have renovations underway!

Congrats to our buyers on an accepted offer! 🥳

We have explored homes all the way from Montgomery County, Northampton County & Monroe County and ended up in the perfect place for this family!

The original search criteria included a selected few streets within walking distance to Nazareth schools, bike trails, and local attractions and if anyone knows Nazareth- that’s a tall order for a small town! 😅

HOWEVER…. the perfect house with all the things, on one of those streets, popped up on the market (ummm meant to be!)

& I wrote the STRONGEST offer I’ve ever written in my entire life.

Needless to say, it was strong enough to make the seller cancel the rest of the showings, despite it only being shown on the market for TWO whole days, and call it a deal! 🫱🏼‍🫲🏻

Congrats to our buyers on their accepted offer! 🥳👏🏼

Eric and I met this sweet couple (and their adorable daughter 🥹) at one of our open houses just 2 months ago!

After the open house they reached out and basically said, “Hey… we like you guys. Wanna show us some houses?” 😂

The rest is history. Since then we’ve become an inseparable little crew with a wildly active group chat, endless step-brother memes, and LOTS of house tours.

We saw dozens of homes together; some amazing… others lemons to say the least 😅🍋

Congrats to our sellers on the closing of their home! ❤️

This sweet family is getting ready to head back to Colorado so their 7 kiddos can grow up surrounded by the family they’ve missed so much. 🥹

One of the biggest concerns sellers have is:
“How do we sell our current home while coordinating the purchase of the next one without everything feeling chaotic?” 😅

For these sellers, we were able to negotiate a Post-Settlement Occupancy Agreement - meaning they officially closed, received their proceeds from the sale, and still have a designated amount of time to remain in the home while coordinating their move and next purchase.

There are SO many ways to creatively structure real estate transactions so they’re mutually beneficial for both buyers and sellers while helping reduce unnecessary stress along the way.

Taking out new credit cards or even using existing lines of credit while under contract for a home can totally tank your deal!

Underwriters do NOT play about debt-to-income ratios.

A debt-to-income ratio is a percentage that compares how much you owe each month to how much you earn.

And using credit affects this!
