Another one under contract in the Nazareth Area School District!

And this feels like a good time for a little real estate PSA…

PLEASE stop letting national headlines tell you what YOUR local real estate market is doing!!!!!!!!!!!!

“The market is cooling.”
“Prices are dropping.”
“Just wait until rates come down.”

Here's the problem: real estate is LOCAL.

The market can be slowing down in one town while the town right next door is still incredibly competitive. It can even vary by price point, property type and condition within the same school district.

And right now? Nazareth is still moving. 🔥

According to the current MLS data I'm watching for the Nazareth Area School District:

📊 Average Days on Market: 9 days
💰 Average Sale-to-List Price: 99.5%
🏡 Months of Inventory: 2.29 months
💵 Average Sale Price: approximately $650,000

For context, around 6 months of inventory is generally considered a balanced market. Below that tends to favor sellers; above it tends to give buyers more leverage.

And yes... we're STILL seeing:
🔥 Multiple offers
💰 Appraisal gaps
📝 Waived or modified inspections
🏃 Homes moving quickly when they're priced and presented correctly

Does that mean every house sells in 9 days? Absolutely not.

Luxury homes generally take longer. Condition matters. Pricing matters A LOT. And if a home is sitting significantly longer than competing properties, that's information worth paying attention to.

Also, “as-is” doesn't magically make property condition irrelevant. Buyers can still structure offers and negotiations around what they discover, particularly when something wasn't previously disclosed.

And buyers- PLEASEEE don't automatically assume “I'll just wait until rates drop” is a strategy.

If you can comfortably afford to buy now and the right home comes along, talk through the numbers with a professional. A lower future interest rate doesn't guarantee a better deal. Lower rates can bring more buyers back into the market, which can mean more competition for the same houses.

You can potentially refinance a mortgage later.

You can't go back in time and buy a house at yesterday's price. 😉

Most importantly: what is happening nationally, statewide, or even across the Lehigh Valley or Poconos does NOT automatically tell you what's happening in your specific market.

Talk to someone whose job is to be neck-deep in real estate transactions every single week and who can actually pull the numbers for the neighborhood, school district and price point you're considering.

Because I bet Uncle Randy can't tell ya all that. 😂
