Mortgage Forecast — June 2026

Partly Cloudy. Volatility Continues. No Clear Breaks Expected.

The pattern heading into June looks like a weather system that keeps almost breaking open without ever fully clearing.

Rates are mid-6s, glued there by oil prices and an Iran conflict that is generating headline risk every few days.

When ceasefire talks progress, Treasuries pull back and rates tick lower. When talks stall or escalate, yields spike and pricing follows within 24 hours.

Rates remain well below the 8% peak of late 2023, which means affordability is meaningfully better than the worst moments of the cycle. But we are not on a smooth glide path down.

Think of June as: expect the mid-6s to hold, with possible dips into the high-5s if a ceasefire materializes.

Don’t plan around it — plan around what makes sense today.
