Recognizing the complicated history connected with this day. For many Italian Americans, Columbus became a symbol of heritage and belonging during a time when Italian immigrants faced discrimination.

At the same time, Columbus’s arrival and the colonization that followed brought profound harm to Indigenous peoples. Their cultures and communities continue today.

These histories are difficult to hold together, but both deserve to be remembered with care.

This chart caught my attention, though I wanted to check what the numbers actually measure.

It tracks delinquency among office loans packaged into commercial mortgage backed securities. Trepp reports that the office rate was 11.91% in July 2026, the final month shown on the chart. Its August update put the rate at 12.00%.

That is a serious level of stress in office lending. It is also worth keeping the timeline straight: the record was 12.34% in January, so July was not a new all-time high.

This chart is about a specific part of commercial real estate financing. It does not measure residential mortgages or tell us what is happening with Wisconsin homes and condos. Still, it is a trend I think is worth watching.
