October market stats from NEFAR are out! Swipe to see some key figures of the current market and how they compare to last month and October 2021.
Buyers, definitely check out current median Days on Market and Months Supply of Inventory. These are subtle indicators of a market shift more favorable to buyers than the market was this time last year.

Market stats for the last month of 2021 are here! Here’s two important things to note:
💸 Median Sale Price (slide 2): average sale price of homes in Duval County hit its HIGHEST number of 2021 in December.
🗓 Months Supply of Inventory (slide 6): Duval County saw its lowest supply of inventory of 2021 in December with only 1 month of inventory available.

Let’s talk about closing costs!
When you go to closing, there are closing costs that come in addition to what you’re paying for your home. These costs can be related directly to the home, such as your property taxes or HOA dues, or they can be related to your mortgage such as origination fees. It’s important to remember that closing costs vary home to home and transaction to transaction, so there’s no blanket rule for how much you’ll pay. However, if you’re worried about being able to pay for your closing costs, there’s a few ways to seek assistance.

Let‘s talk some real estate terms.
💸 Escrow is a deposit a buyer makes after going under contract. You may also hear it referred to as a Binder or an Earnest Money Deposit. The binder amount is something the buyer decides on and includes in the purchase and sale agreement, along with the timeline to actually make the deposit.
🏦 Your binder goes toward the purchase price, so the money will be credited toward the amount you bring to closing.
💰 Think of your binder deposit as security. If the contract is fully executed and you close on the house, no problems. If you default on the contract but you’re within your rights, such as during the inspection period, you might be entitled to receive your binder in full. But if the seller feels you defaulted on the contract and you weren’t within your rights, this could lead to a binder dispute. That’s why it’s important to seriously consider just how much money you’re willing to put down. A larger binder doesn’t always mean a stronger offer.
