The impact of the development on the local community is the fifth criterion. Natural living developments will hire local builders creating jobs and potentially creating a new industry. The natural building phases of the projects take a lot of labor to complete. The learning curve in a natural building is extremely fast. After a few days of doing the same task over and over again, the builders become highly efficient. It's not like in a conventional building where a trade can take years to master. The education of this labor can lead to the creation of a new building industry for the town. Environmental impact is the fourth criterion. A natural building has a very low environmental impact in comparison to a conventional building. The strawbales are fire-resistant, highly insulative, and ideally produced locally. The lumber used in the buildings is sustainably harvested and locally sourced and milled. The goal is that 80% of the material used to build the structures are natural and sourced within 50 miles of the development. The plasters used inside and outside the buildings are made from clay and limestone and are v***r permeable, which helps prevent mold, and is healthier for the people living in the homes as well as better for the earth. The natural paints and finishes used in the projects are non-toxic, with no VOCs, and they are durable and long-lasting. They are low maintenance and easy to keep clean. Operating expenses, the third criterion. A conventionally built ground-up development has much lower operating expenses compared to a remodeled apartment complex. In all new developments, the appliances are under warranty, the roof, windows, and building materials are new, so in most cases there should not be any regular repairs needed. The utilities are low because eco-water-saving fixtures and energy-saving electrical fixtures are installed. The walls and ceilings are well insulated which also keeps the utility bills low. In comparison, a natural living development will not only have well-insulated walls and ceilings, efficient water and electrical fixtures, but will also have straw bales with clay and lime plasters that make our walls fire-resistant. The target location would have a small town with land available for multifamily complexes and be close to outdoor recreation activities like skiing, hiking, rock climbing, and mountain biking. The town would be within a short drive to rivers, reservoirs, and lakes and would have access to high-speed internet for working remotely. The community would be open to natural building, permaculture design, and self-sustainability. The community would have organic farms, and businesses that make local products and goods. Investors putting money into conventional developments don’t know the benefits of investing in a natural living development. We not only recommend looking at the economic return on an investment but also looking at self-sustainability as a multi-faceted criterion. As in all real estate, location would be the first criterion. The prospective tenants would be the second. Third, the potential for lower operating expenses as a result of a new sustainably built development. Fourth, the environmental impact, and lastly, the impact of the development on the community and its inhabitants. We believe that all these criteria equate to long term cash-flow, equity growth, long-term appreciation, and a higher rate of return, for the life of the asset. The movement towards a regenerative way of living requires that we live within a microeconomic system. This system is locally based and less dependent on fragile national and global goods. In order to be more resilient, people want to be close to their food and their water source, in communities where like-minded individuals can help and support each other. Local economic sustainability is based on the goods and products produced in that bioregion with little to no dependence on the state, federal, or global institutions. If we can grow our own food, live in homes made from materials from the land, and in communities that support locally produced goods, we will be less affected by economic swings. Based on our long history with natural living and natural building, we have noticed a movement towards a regenerative way of living. People are interested in living in a community with like-minded individuals, in non-toxic homes, that are sustainably built. They want to have gardens, they want to be within walking distance to local coffee shops, restaurants, and other stores. They want to be close to transit stops, and in a bike-friendly town. They want to be close to nature. They want places to hike, rock climb, ski, and have access to the ocean, rivers, lakes, and reservoirs. Not only is outdoor recreation important, but it is also important to be close to big cities and airports. With more and more people able to work remotely, the place to call home is no longer based on where you work. If you think that apartment complexes with little to no green spaces are the blockbuster of real estate, you are not alone. This way of building refuses to cease because big venture capital companies use these large developments as cash cows. Meanwhile small and large investors are trying to keep the old apartment complexes going with no regard to the wellbeing of the environment or their tenants. The only reason this non-sustainable cycle continues is because, like a massive train unable to stop or change direction quickly, no one has been able to disrupt the marketplace. Why change and adapt if people are still willing to pay rent to live in these concrete boxes? What they are not seeing is that the movement toward a regenerative way of living is growing stronger and stronger. More and more people are searching for alternative ways of living.
