All they thought they could get was $160k but selling on the market cost $ in fees and closing. Capital gains taxes? Ugh...

Instead they got 20k up front and $646 for 10 years ($77,583) of Monthly Cash flow spreading out that Capital gains taxes, then a cash out of $106K.
