Why Radon Testing is Essential ☢️⚠️

Buying your first home? Don’t overlook Radon Testing. Radon is an odorless, colorless gas that's the second leading cause of lung cancer. Ensure your future home is safe with a professional Radon test from Wrubel Home Inspections.

What is Radon?

A naturally occurring radioactive gas produced by the decay of uranium in soil and rock.

Can accumulate in any home, regardless of age or foundation type.
Why Test for Radon?

Health Safety: Prolonged exposure to high Radon levels can lead to serious health issues.

Peace of Mind: Knowing your new home is safe from high Radon levels lets you breathe easier.

Required in Many Areas: Some regions mandate Radon testing during the home buying process.
When to Test:

Ideally, during the home inspection phase to handle any issues before finalizing your purchase.

Navigating Repairs After Your Home Inspection 🛠️🏠

Found issues during your home inspection? Here’s how to handle negotiations effectively:

Understanding Inspection Findings:

Major vs. Minor Issues: Distinguish between significant problems that need immediate attention and minor ones that can be deferred.

Safety Concerns: Prioritize repairs that impact the safety of the home, like electrical issues or structural integrity.

Negotiation Tips:

Request Repairs: Ask the seller to fix critical issues before closing.

Seek Price Adjustments: If the seller prefers not to make repairs, negotiate a lower sale price to cover repair costs.

Consider Credits: Alternatively, request a credit at closing to handle repairs yourself, giving you control over the work.

Why Negotiate?

-Ensures you're not inheriting costly problems.
-Enhances the safety and value of your new home.
-Can lead to savings and better investment protection.

Don’t shy away from negotiating after your home inspection. It’s an essential step to ensure your new home is a safe and smart investment.

Wrubel Home Inspections Specializies in Log Cabin Inspections!!🔎🗝️

When you are purchasing a log home, here are four warning signs to look for during your log home inspection checklist.

-Insects - Termites are the first thing buyers ask about. Log homes do not necessarily attract termites; those nasty critters love deteriorated and damp wood (which should not describe a home you are buying). But yes, if the logs touch the ground, you could have a problem.
-Deterioration - This is typically caused by constant exposure to moisture. For instance, log homes more than 20 years old often were built with shallow overhangs. As a result, rain reaches the lower logs and corners. These are the areas of concern.
-Stain - Water should bead if splashed onto a good finish. But if the coating is deteriorated, you can usually tell by looking at it. Is the stain splotchy? Can you see wood wearing through in places? Is it plain-old, ratty looking?
-Holes - Carpenter bees love logs. They love exposed wood even more. They do not like stain, though, so a well-treated log home can be resistant and repaired correctly. However, exposed ends seem to be the first surface they attack, as well as fascia boards (along the roof edges) and wooden soffits (underneath the roof overhang). Look for perfect half-inch round holes. An occasional hole is inevitable, but if you spot several holes, you might have a problem. Carpenter bees leave long tunnels inside of wood, making them difficult to treat if the holes are unreachable. If the log or fascia looks like som**hing took a bite out of it (in other words, a big, irregular chunk is missing), this is probably woodpecker damage.
