Here’s one Columbus housing trend I think is worth watching. 👀

New Zillow Research shows that the share of Columbus rental searches coming from local renters grew 3.2 percentage points year over year.

What I take from that is pretty simple: more people who are already in the Columbus area are looking for their next place right here. ❤

That can matter for renters thinking about buying, homeowners considering a move, and anyone trying to understand where local demand may be heading.

New Zillow Research shows that 40.8% of Columbus rental page views come from outside the metro. 👀

That’s a significant share, and it tells me Columbus continues to be on the radar for people considering a move to Central Ohio. ❤

I tell my buyers to keep their finances as consistent as possible throughout the entire home-buying process. Opening a new credit card, taking on new debt, or making other major credit moves could change your financial profile and create unnecessary hurdles with your loan.

Before making a big purchase or changing anything credit-related, have a quick conversation with your lender. It’s always better to ask first than discover an issue right before closing.

Those credit card rewards will still be there later. For now, let’s focus on getting you to the closing table and putting those keys in your hand. 🔑

Getting your home ready for showings? Don’t forget about what’s behind the closet doors. 👀

Buyers notice storage, and yes, they’ll probably take a peek inside. A closet that’s overflowing can make the space feel much smaller than it really is. 👕

A little prep goes a long way. Pack away what you don’t need, open up some floor space, and give everything a little room to breathe.

You’re not trying to create an empty closet. You’re showing buyers that the home has plenty of functional storage for their own belongings.

Sometimes the simplest preparation can help buyers see a home in a completely different way.

That new furniture, car, or credit card might be tempting, especially when you're already thinking about your new space. But large purchases before closing can affect your finances and potentially impact your loan approval.

Until you have the keys in hand, try to avoid:

💳 Opening new lines of credit
🚗 Financing a new vehicle
🛋️ Making large furniture purchases on credit
💰 Moving large amounts of money without talking to your lender
📈 Increasing your credit card balances

Your lender may review your financial situation again before closing, so keeping things as consistent as possible can help prevent unwanted surprises.
