🎙️ Walking the Property with Levi

"As I'm walking the property, I noticed several windows have fogging or condensation between the panes. This indicates the seal has failed, which reduces the window's energy efficiency and can eventually lead to further moisture damage. Recommend evaluation by a qualified window professional and replacement of the affected window units as needed."

Failed window seals reduce energy efficiency, increase utility costs, and can lead to moisture intrusion, mold growth, and damage to window components or surrounding materials.

What to look for: fogging or condensation between panes, streaks or moisture lines inside the glass, discoloration around the window frame, and cracked or deteriorated seals.

Clear windows. Lower bills. A better home. Don't overlook failed seals.

🔥 Before you light that first fire of the season, check your chimney for:

• Creosote buildup (the #1 cause of chimney fires)
• A cracked flue liner or crown
• A damper that sticks or won't seal
• A missing cap or spark arrestor

If it's been more than a year since your last sweep, schedule one before cold weather sets in. Buying a home with a fireplace in Macomb County? We check the visible chimney components as part of every inspection.

Your deck can look great from the yard and still be rotting where you can't see it. 🪵

Daniel found this on a recent inspection. The tops of the posts and rails take the rain, snow and ice every winter, and that end grain soaks up water like a sponge. Once it splits and softens, the rot works its way down.

Quick fall check:
• Press on the tops of posts and rails. Soft wood means it's time for a repair, and deep splits are worth a closer look.
• Look closely at the shady sides that never fully dry out.
• Keep the wood sealed, and cap exposed post tops.

Buying a home with a wood deck? We check it on every inspection.

🎙️ Walking the Property with Levi: Foggy Window Fail

Fog trapped between the panes is a red flag. 🚩 That's a failed window seal: the insulating gas has leaked out, your heat's leaking out with it, and moisture's getting in. You can't wipe it away. Replace the glass before winter.

We find what others miss.

🏠 What we flag most in 1950s–70s Macomb County homes

Agents: a big share of the homes we inspect in St. Clair Shores, Harrison Twp, Roseville and Chesterfield were built between 1950 and 1975. These are the items that come up again and again, so your buyers aren't surprised:

1️⃣ Original sewer lines. Clay or cast iron, often with root intrusion or offsets. A sewer scope is cheap compared with a $10K+ line replacement.
2️⃣ Older electrical panels and ungrounded outlets. Federal Pacific and Zinsco panels, two-prong outlets, and the occasional aluminum branch wiring in late-60s and early-70s homes.
3️⃣ Basement water and block walls. Efflorescence, old patches, and bowed or cracked block. Grading and downspouts are usually the cause.
4️⃣ Galvanized supply pipes. They narrow from the inside, causing low water pressure and leaks at joints.
5️⃣ Aging furnaces and water heaters. Original or 25-plus-year-old units still running, sometimes with venting or heat-exchanger concerns.
6️⃣ Radon. Common in Southeast Michigan, and only a test tells you. We offer it as an add-on to any inspection.

None of these have to kill a deal. Knowing early means better negotiations and fewer surprises at closing. Questions about a listing? Call Jeff at (586) 500-0099.

A small leak today can be a mold problem tomorrow. 💧

Mold can start growing within 24–48 hours of water getting in, and within a week it can spread behind walls and under floors. Catching moisture early is the difference between a quick fix and a costly repair.

Had a leak or water damage? WIN Home Inspection New Baltimore offers mold and moisture testing across Macomb and St. Clair Counties.

🎙️ Walking the Property with Levi

"As I'm walking the property, I noticed the weatherhead and service mast show signs of deterioration. This can allow moisture intrusion, which may lead to corrosion, electrical issues, or even a safety hazard. Recommend further evaluation by a qualified electrician and repairs or replacement as needed."

A deteriorated electrical service can lead to water intrusion, corrosion, loose connections, power outages, or even electrical fires.

What to look for: rust, cracks, or holes in the mast or weatherhead, loose or deteriorated wiring connections, gaps around the entry point, and signs of water intrusion.

Electrical issues can be dangerous and costly. Don't wait — get it checked.

🐜 Termites are active in Michigan too, and they're good at hiding. Watch for these signs of wood-destroying insects:

• Mud tubes on your foundation walls
• Wood that sounds hollow or crumbles when you press it
• Discarded wings near windows and doors
• Frass (tiny droppings that look like sawdust)

Many lenders require a WDI inspection, and it's smart even when they don't. Ask us about adding one to your home inspection in New Baltimore or anywhere in Macomb County.
