The reality is, a significant chunk of our market is hungry for the kind of home you may be thinking of saying goodbye to.
With that in mind, here are three more ways to make downsizing work given the real estate landscape in our market.

Utilize digital storage.
Now’s the time to digitize those important documents, photos, and other sentimental items to save physical space. Invest in external hard drives or cloud storage (like Google Drive or DropBox) to store digital files securely. And if you're not sure how to do it yourself, services like LegacyBox or EverPresent can help.

Trade the oversized furniture for slim and multi-functional.
Choose furniture that serves multiple purposes to maximize your new space. Look for sofa beds, folding tables, and modular storage solutions that can serve multiple functions.

Toss the kitchen “fluff.”
There’s no better place to free up some serious space than in the kitchen. Do you need a breakfast sandwich maker, a cake-pop maker, two Instapots, and a backup air fryer? Take a no-nonsense look at your gadgets and appliances, and only keep the ones you use most.

Remember, downsizing isn’t just about letting go of possessions; it's about gaining freedom, space, and peace of mind.

You found your dream agent, got your pre-approval in hand, and you're ready as soon as the right house pops up on the market.

The problem? It's been months and you still haven't found a home you love.

You're obviously frustrated, and rightfully so, so let's talk about what your next steps should be (other than enjoying an extra glass of wine at night!) 😉

1. Check your wish list. Is everything you are looking for realistic for your price range? Maybe it was at the beginning of your search, but now due to market shifts and interest rates, it's time to make some adjustments. Talk to your agent and take their advice as they research your local market weekly!

2. Keep saving. Save as much money as you can during this process. You may not have to put all of it down on the house, but it's still nice to have a cushion if/when something needs repaired when you move in!

3. Get creative. Maybe there's a specific neighborhood you've been hoping to move into! If so, work with your agent on drafting a letter to send to the current homeowners! Tell them exactly what you're looking for (number of bedrooms, baths, home office, etc) and your price range. You never know if they've been considering moving but just need a nudge! Enter: your letter.

There are always other little things you can do to care for yourself during this time, like only looking at houses when the MLS email pops up in your inbox or taking deep breaths and long walks. Don't get in your head with your search.

Stay calm. Stay focused. And trust the process.

Recently, 14% of homebuyers were looking for homes that could house multiple generations. This choice isn't just a matter of preference and desire for family togetherness; it's driven by practical needs and shifting family dynamics.

Here’s a peek into why both first-time and repeat buyers are choosing these homes:

Financial advantages for first-time buyers. A significant 28% of first-time buyers opt for multigenerational homes to afford larger properties, pooling multiple incomes to make this viable.

Space for extended family & adult children. About 23% of first-time buyers need space for adult relatives or children over 18 who haven't moved out. Additionally, 12% are accommodating 'boomerang' children who return home after living independently.

Caring for aging parents. Among repeat buyers, 30% are looking for homes that facilitate caring for elderly parents. This reflects what I believe is a growing sense of obligation toward elder care in family settings.

Are people buying second homes in this market?

YES! 📣

At the risk of sounding insensitive to those that are struggling to purchase their first home, we need to talk about the fact that people ARE buying second homes (yes, even with these interest rates!!)

How is this possible?! Clients have a variety of life experiences, but the one common denominator? They've typically owned real estate for a long time.

🏠 Home values appreciate over time (sometimes slowly, sometimes in huge, giant leaps). When this happens, homeowners are either able to pay off their homes or qualify for another loan to pay for another house.

Talking to your preferred tax professional is important because the taxes when owning a second home are different depending on whether it's a second home or a being used as a rental.

How you're using your home also influences the type of loan you'll need (jumbo or conventional), so having a clear plan before purchasing is super important.
