Energy-efficient home upgrades could help homeowners cut their annual energy bills in half while also reducing their home’s carbon footprint. But even though consumers are showing a greater interest in sustainability, nearly a third say they think green remodeling projects are too expensive, according to a survey conducted by Thumbtack, a home services website, and Rewiring America, an electrification nonprofit. Another 31% say they don’t know where to begin when considering green upgrades.

The Powerful Visual Impact of Disappearing Glass Walls
This year’s New American Home puts all the focus on the outdoors. See new ways to connect interior and exterior spaces.

Even inside the New American Home 2023(link is external), the focus is on the outdoors.

The property—a prototype featuring the latest home design and technology trends unveiled earlier this year during the International Builders’ Show—appears as though it’s etched into the surrounding desert landscape and mountainous backdrop. Built in Henderson, Nev., the home features disappearing glass walls as well as earthy elements and color schemes.

Inside, the two-level contemporary home boasts four bedrooms, seven bathrooms, a home office and a flex and exercise space across 7,600 square feet. Despite the home’s mammoth size, it has achieved the highest marks for energy efficiency and performance. The home was built and designed by Luxus Design Build(link is external) and studio g Architecture(link is external).

“This home showcases a wide variety of some of the most advanced products and innovative design concepts—but in a very understated, clean, refined manner,” says Michael Gardner, principal at Luxus Design Build, the lead architect of the home. “It’s a great balance of form, function, usability and design.”

Home improvement remains a hot trend as people update their spaces to be more functional for the long-term.

1. Expanded living spaces. The number of renovating homeowners who are adding square footage is on the rise. The rooms most popular for expansions are kitchens, bathrooms and living rooms, the Houzz survey shows.

2. Remodeling budgets are rising. The median expense for home renovations in 2022 was $22,000—up 22% from 2021. Ten percent of owners were willing to spend six figures: $140,000 or more. Expenditures are likely rising because materials and products are getting pricier. Kitchen and bathroom renovations were the most expensive projects homeowners took on; in 2022, the median spend on a kitchen remodel reached $20,000, and $13,500 for primary bathrooms, up 33% and 50% year over year, respectively, according to Houzz.

Interior design experts discuss what’s new and next for this comeback design style.

Last year, the visual search engine Pinterest(link is external) recognized “biophilic design” as a trending search term. Searches for “biophilic architecture” had risen 150%, while searches for “biophilic design bedroom” were up 100%. For real estate professionals, it’ll be important in coming months and years to understand this particular trend and how to incorporate it into a space.

Though it’s making a comeback, this design philosophy is not new. Biophilic design was pioneered in the 1980s by biologist Edward O. Predictive analytics aim to provide a crystal ball into the future buying and selling habits of prospects in your area, and so far, a large percentage of predictions have been spot on. In December 2021, when the market was considered unpredictable, real estate software development company TKI identified 2,024 of 35,000 properties in Decatur, Ill., that were likely to come on the market in the next year. By the end of that timeframe, about 23%—or 463—of those homes had been listed.

“Decatur is a great example of how predictive analytics can be effective,” says TKI cofounder and CEO Tom Gamble. “We reviewed the ZIP codes in the market and reduced the size of potential listings down to a very manageable number. A brokerage or team that focused almost exclusively on this pool of prospective clients would have likely been much more successful than those who tried to be in front of all 102,000 households.”

Brighten the Front Door
“Even just a fresh paint coat of the existing color can sometimes do the trick,” Mosher says. Or give it a new color. For a cohesive look, paint the door a shade darker or lighter than the home’s exterior color. For a bolder statement, use the color wheel, choosing a color the opposite of the home’s main color. For example, if the home is mostly brown, give the front door its complementary color—dark blue.
