Some may think this is a listing or an open house post, but it's not. This is my first home. I purchased it in 1996 with just $3000 down and a mortgage rate so low it would make most people cry.

It was in need of repair and updating, so I did that. Completely remodeling the attic with the MIL suite in front and unfinished behind. I literally pounded the plaster and lathe off the attic walls with a hammer and threw it out the front window with a snow shovel onto a tarp, then pulling it down into a dumpster with ropes.

I added skylights, French doors, finished the staircase to the upstairs with stained glass windows set in a 1/2 wall instead of a boring old wood railing. Old carpet - out the door. All the hardwood was redone. Fully repainted and updated everything within my power AND with a large bit of help.

I loved this house. If I knew then what I know now, I never would have sold it.

The lesson is this - buy and hold, especially when your payment is affordable. The mortgage rates in 1996 were NOT normal and only one other time in 70 years besides the COVID era have we seen rates this low. We likely will not see them again. (Sorry guys 6 to 7% is average, not high.) I left this house and rented it at a profit. But I put it on the market when I let the pain of being a landlord overshadow my long-term thinking. Ah, youth. Sigh...

I bought this house for $62,000. I sold this house in 1999 for $85,000 and put $20K in my pocket. Had I held this property until now, it would be worth about $295,000+ today. Nearly a QUARTER MILLION DOLLARS MORE THAN I PAID. Lesson learned.
