Do you have a soft spot in your floor? Damp conditions in the crawl space and cyclical moisture damage can result in decay of the floor structure. The best way to prevent this is to encourage drainage away from the home and ensure the crawlspace doesn’t encourage moisture.

What do you think when you see a stain on the ceiling?

Stains on the ceiling can happen from a variety of different reasons, it’s not always a leak in the roof. This one was from an over flowing HVAC drip pan.

When you notice a stain on the ceiling, investigate it- it may not be an expensive fix. Don’t wait until it inevitably becomes an expensive fix.

Hello skylights!

If you are looking at a house with a skylight and you see these type of stripes along the wood- that is an indication that the skylight has been leaking.

Skylights in houses are a very frequent concern for buyers as they are known to degrade over time and subsequently leak. Unfortunately to tell the scope of the damage you do have to have an invasive inspection in that area which is outside of the scope of a home inspection.

In this home the skylights had leaked over such a long period of time that the water had run down the walls and caused further damage. It is always good to have an inspection on a home before you purchase it so you can get a snapshot of the current condition of the home.
