Sometimes buyers have to choose between a house they love and a location that better supports their daily life.

When that happens, I encourage them to think beyond the first impression.

How will the commute feel six months from now? How often will you use the places nearby? Which parts of the house could be changed later? Which parts of the location will remain exactly as they are?

Every buyer will weigh those answers differently.

I love that my clients are comfortable enough saying to me “Do you happen to have some windex? Our dogs got nose prints on the window and we just ran out of windex!”

How many homes are you supposed to tour before making an offer?

There is no required number.

Some buyers find the right home during their first day of showings. Others need to compare several properties before they understand which features and compromises feel right.

Seeing more houses can teach you a lot, but reaching a certain number does not automatically make the decision easier.

The goal is to gather enough information to make a thoughtful, confident choice. If the first home fits your needs, budget and priorities, you are allowed to love the first one.

🔑.. the L I S T I N G. A G E N T walk through 🔑

Everyone is after that smooth and exciting closing day! And for a seller- this walk through is key!

I added this a year ago and it has been a huge game changer!

4-6 days before closing as your listing agent I perform a walk through to be sure you are on track with the moving/ closing process. I make sure the condition of the house is left respectful for the buyers, I make sure you are removing your personal items, I make sure all fixtures and personal property that conveys is left, I make sure holes are filled and paint matched, and see if you have any questions or concerns with wrapping up this process before closing!

Because I walk through before the buyers walk through I can troubleshoot any issues and get to them/ solve the problem before the buyer even has to know it was a problem! 🙌🏻✨

The buyer typically walks through 2 days before to the same day of closing- leaving hardly any time to fix issues. Causing stress right before closing if there was an issue needing to be resolved. 🫠

Adding this to my process has made the selling process that much smoother up to closing day! 🙌🏻

This house that is closing Wednesday is all Set- except a few personal items! So proud of my seller. 🎉
