📉 Inventory is out there for anybody buying. While there’s uncertainty on how things will shake out, what I tell people is that if you want and can afford it, go get it. We’ll likely never see rates as low as Covid times again, so don’t wait for that.

📈 Sellers, things have leveled out. Your current value isn’t the same as your COVID value. It may have gone up, but it could also have gone down. Be realistic, patient and flexible. You’re moving for a reason. Think of the end goal.

😄 Market mood? Like a good game day—exciting but requires a solid game plan. Whether buying or selling, knowing the play helps avoid fumbles.

It was a pleasure closing this one recently with an awesome Pulte Homes San Antonio rep. I’m grateful for the help Walter Villars provided to get this one finished. A family made a great decision with investing in an incredible community, a solid builder and a home that has room to grow.
