If you’ve been wondering about the current real estate landscape in Texas, here’s what I’m seeing: in August, more than 79% of homes in metro areas sold for less than their asking price. Austin’s median price dropped by 6.3%, and Fort Worth also saw a decrease of 2.6%, while Dallas experienced a slight 0.9% uptick. Inventory is still high, even as new listings have slowed in both Dallas and Fort Worth. This environment offers opportunities for buyers to negotiate and find value, and it’s a reminder of how important it is to have someone on your side who understands the market dynamics and truly listens to your needs. At the same time, fewer pending sales show that even those who are house hunting are hesitating to take the next step. Sellers, on the other hand, are holding on to their current homes, not wanting to let go of their lower-rate mortgages—so fewer new listings are coming up. This creates a real sense of stalemate: buyers are hoping for more favorable options, while sellers hesitate to part with the advantages they already have. More Homes Hit the Market as Demand Cools
Lately, we’re seeing a subtle but important shift in the housing market: for the four weeks ending August 23, new listings across the US ticked up by 0.4%, and total homes for sale grew by 0.5%—the highest level since early Q2. While more options are opening up, high housing costs have kept many buyers on the sidelines, and pending home sales dipped 1.1% to a six-month low. The median home-sale price has edged up 1.9% year-over-year, now topping $400K, with mortgage rates hovering around 7%, a 13-month high.

For those actively searching, this environment is creating more room to negotiate—especially on homes that have been listed for several weeks. Sellers who are realistic about pricing, rather than holding out for last year’s numbers, are finding success.
