Most of us plan for retirement. But preparing for the life that comes with it can be a completely different conversation.

On Thursday, October 8, Holly Stomberg will present at Preparing Your Home for the Next Phase in Life, a free event at the New Brighton Community Center for adults 55+ and their adult children.

Holly will bring the real estate side of the conversation, helping attendees think through what comes next for their home. That could mean staying put and aging in place, making improvements now, downsizing, preparing for a future sale, or simply understanding your options before you have to decide.

Because retirement is not one trip, one move, or one moment. For many people, it represents decades of life. The goal is to make sure your home continues to support the way you want to live those years.

Preparing Your Home for the Next Phase in Life
Thursday, October 8
10:00 -11:30 AM
New Brighton Community Center, Room 224
This event is free to attend.
Registration is available through New Brighton Community Education or by calling 651-638-2130.

Twenty years. It is hard to say that without getting a little emotional about what it actually took to get here.

Success Home Team started in 2006 with Jonas as the realtor, but he was never building it completely alone. Holly was there from the beginning, supporting him behind the scenes while working outside of real estate herself. They were dating, building a life together, and figuring out what this business could become.

Then, just two years later, the housing market collapsed. People were losing homes, agents were leaving the industry, and first-time buyers were finding opportunities they never expected. It forced Jonas and Holly to think seriously about what kind of business they wanted to build.

The answer became clear. It could not just be about selling houses. It had to be about helping people understand their options, make informed decisions, and navigate some of the biggest transitions of their lives.

While all of this was happening, they were also planning their wedding and talking about their future together. Part of that future included a much bigger question: should Holly leave what she was doing and join the business full time?

There were conversations, spreadsheets, plenty of opinions, and a lot to think through. They did it anyway.

Looking back, bringing Holly into the business became one of the most important decisions they made. Together, they continued building through the aftermath of 2008, the chaos of 2020, rapidly changing interest rates, shifting inventory, and just about every version of the Twin Cities real estate market you can imagine.

But markets are not the reason Success Home Team is still here. People are.

Every year, someone picked up the phone and trusted us to help them buy a home, sell a home, make a move, or figure out what came next.

So when we say thank you, it is not something we are saying because it sounds good for an anniversary.

It is literally how we got here.

Twenty years of Success Home Team, and we could not have done it without you.

What does today’s Fed rate increase actually mean for Minnesota real estate?

Probably not what you think.

The Federal Reserve raised its benchmark interest rate today, but mortgage rates do not move directly with the Fed rate. Mortgage rates are influenced heavily by the bond market, including the 10-year Treasury, which means the two can actually move in different directions on the same day.

So what does that mean if you’re thinking about selling a house in Minnesota?

Presentation, positioning and marketing matter even more.

When mortgage rates are higher, buyers have less purchasing power. A change in rate can change the monthly payment they’re trying to stay within, which means buyers tend to become more selective about the properties they tour and more aggressive when negotiating price, repairs, concessions and other terms.

For sellers, simply putting a property on the market and hoping buyers find it is not enough.

The prep work matters. Pricing matters. Photography matters. Video matters. How the property is positioned online matters. And having a marketing strategy designed to create as much qualified exposure as possible matters.

The Twin Cities housing market is also not one single market.

While housing conditions nationally have shifted in favor of buyers in many areas, the Minneapolis-St. Paul metro continues to have a mix of conditions. One Minnesota neighborhood, price point or property type can favor sellers while another can give buyers considerably more leverage.

That is why national headlines only tell part of the story.

If you’re thinking about selling your Minnesota property, buying your next one, or simply wondering what changing mortgage rates mean for your specific neighborhood, message us.

We’ll put together a complimentary market report showing what is happening around your property, what buyers are doing and how your local market is positioned right now.

Because your real estate decision should be based on your market, not just the headline.

If you’ve been waiting for the Minnesota housing market to feel a little more certain before making a move, new construction deserves a serious look right now.

Why? Because builders are competing for buyers.

Across the Twin Cities, we’re seeing new construction builders offer incentives that can change the math significantly, including rate buydowns, closing cost assistance, price reductions, and other financing opportunities. That can make comparing a brand-new property against an existing property much more interesting than buyers might expect.

This week’s Deal of the Week takes us to
5830 Freeland Bay N in Hugo, Minnesota, a new construction property from Robert Thomas Homes in the Watercrest neighborhood.

This one has:

5 bedrooms
3.5 bathrooms
3-car garage
More than 4,000 finished square feet
Finished lower level
Walkout homesite
Gourmet kitchen
Dedicated office
And one of my favorite features, an indoor sport court.

The property is also located within the Mahtomedi School District, with neighborhood ponds, wetlands and trails nearby.

And here’s where new construction gets especially interesting.

The builder is currently advertising up to $25,000 toward closing costs when using its preferred lender and title company. That is exactly why we tell buyers not to look at new construction based on list price alone. The incentive package, financing structure and builder negotiation can all change the actual cost of buying.

So, is new construction better than buying an existing property in Minnesota right now?

Not automatically.

But with the incentives we’re seeing from builders across Hugo, Woodbury, Lake Elmo and other Twin Cities communities, it absolutely belongs in the conversation.

If you’re considering new construction in Minnesota, message us. We can help you compare builders, incentives, locations, financing options and existing properties so you can see the full picture before deciding what makes the most sense for your next move.

You can feel it in the air already. The mornings are cooler, the wind sounds a little different, and some of the leaves are starting to feel crisp. Summer in Minnesota is getting close to the end, and fall is coming fast.

So when will Minnesota fall colors peak in 2026? Typically, peak fall color moves across Minnesota from north to south between late September and mid-October. Northern Minnesota, the North Shore and areas around Duluth usually turn first, followed by central Minnesota, the St. Croix River Valley and eventually the Twin Cities metro. Once an area reaches peak color, though, the best window can be surprisingly short.

This year, drought conditions could make timing even more important. Drought stress can cause some trees to change earlier, produce less vibrant color or drop their leaves faster. That means 2026 might not be the year to keep waiting for the "perfect" fall weekend.

The Minnesota DNR Fall Color Finder is one of the easiest ways to chase the leaves. Instead of trying to predict peak color weeks ahead, check the DNR map for current reported conditions. If an area is showing roughly 50 to 75% color, start making plans.

Whether that means driving the North Shore, hiking around Taylors Falls, exploring Stillwater and the St. Croix River Valley, heading toward Red Wing or finding a trail closer to Minneapolis and St. Paul, fall in Minnesota moves quickly. Check the map, pick the area and go.

And if Minnesota real estate is on your radar, fall is also one of the best times to explore where you might actually want to live. Drive through the neighborhoods. Walk the trails. Visit the parks. Check out the downtown areas, local businesses and commute. A listing can show you the property, but spending time in the community shows you what living there could actually feel like.

Save this Minnesota Fall Color 2026 guide so you have it when the colors start moving south.
