If your home is going on the market this fall, here's the one design shift that makes the biggest difference this time of year: warmth.

Buyers in September and October want to walk in and feel something. The goal is cozy, not cluttered. Here's what I tell my sellers:

— Swap out any white or bright throws for something in a deeper, warmer tone. Rust, camel, olive.

— A simple arrangement of seasonal greenery does more than a full floral.

— Make sure your entryway is spotless and smells clean. It's the first thing people feel.

— Turn the lights on for every showing, even during the day. Fall light is lower and your home needs the help.

Buyers make emotional decisions. Make sure the emotion is the right one.

There are restaurants you go to when you want to impress someone, and restaurants you go to when you just want a really good meal. Cava W**e Bar & Wood Grille in New Canaan is both.

Italian, cozy, consistently excellent and their w**e list is seriously impressive. It's been a go-to of mine for client dinners and just regular Tuesday nights when I don't want to think too hard about where to eat. The kind of place that never disappoints.

New Canaan has a lot of dining options that fly under the radar for people who don't live here yet. This is one of them. If you haven't been, add it to the list.

Something I don't talk about enough, I'm fluent in French, and I work with French-speaking clients regularly.

Buying or selling a home in a second language adds a layer of stress that most people don't account for.
