This awesome nearly 3 acre property in Wampum (Ellwood schools) sold today.

As with all of our deals, transparency is key. Both Buyer and Seller knew from day one that this was an assignment of contract. I see too many “wholesalers” trying to sneak around and that’s what has ruined it for the rest of us.

We are so excited that an OWNER OCCUPANT has purchased this one and will be fixing it up for his family to live in.

This is literally the community I grew up in and why I do what I do: providing solutions for motivated sellers and discounted deals to buyers all with the end goal of restoring the community.

I’ve owned both since early 2018.

Both are currently tenant occupied with incredible tenants. Tenants are clean, neat, and I can demonstrate literal perfect payment history for both for over 18 months. They are on 2-year leases ending 12/31/24 but there is a chance they’d like to renew if you wish to keep them.

One of the largest, most incredible lightning strikes I've ever seen in Pittsburgh. What a night it was.

The storms were supposed to roll in a little before sunset, and I had originally planned to set up on the West End Overlook. Well, as the storms moved in, they started to trend to the north, so I made a last minute decision to go to Mt. Washington, and it might be one of the best decisions I've ever made in my photographic career.

The wind was howling. The rain was pouring. It was tough to keep the lens dry. In fact, you can see a few smears on the lens here. But when you have a strike like this, none of that matters. Water spots can be easily cleaned off. This is one of those all timers, a bolt that I'll remember for the rest of my life.

The way it arched over the ENTIRE city...absolutely unreal. And Mt. Washington was the absolute perfect place to watch these storms from. It was so much fun hanging out with Dustin McGrew Photography as well...we were going NUTS when this bolt hit.

I have so many more to share...so, so many. I even have a Pittsburgh themed one, which I'll share tomorrow. But this one...this one is an all time favorite.

Why we do what we do!

Even better? Both knew from day 1 that this was an assignment of purchase contract. Why does this matter? It builds trust from day one to be open and honest. It also makes my job much easier.

When you treat ALL business transactions with honesty and integrity and treat the people you’re working with like family, this is the end result.

Potential buyer asked if seller knew that purchase contract was being assigned out. Seller was actually standing in the other room. I called seller in to tell buyer himself in his own words what he believed was happening. He described an assignment deal to a T. Buyer was impressed and realized “if you’re this honest with the seller, you’re likely an honest business person all around.”

And I never thought about it that way before. Why would a buyer want to work with someone who they know may have misled a seller? Shows a lot about character and integrity.

Nonetheless, this rounds up the last of our deals for the year. Thank you all for your continued support. 💛
