1. Location📍
When a new development appears in prime neighborhoods like Tribeca, SoHo, or the West Village, it’s worth paying attention. Supply is limited, and the best layouts and pricing are often taken early.

2. The team 👷‍♂️
A great design in a great location doesn’t mean much if the building isn’t well executed. The track record of the developer, architect, and contractor is critical.

3. What happens after completion 📊
If you’re buying later in the cycle, resale and rental activity can reveal a lot about how a building is actually performing.

But even with the same measurements, homes can feel completely different.

It comes down to how the space is used.

Layouts with long hallways or oversized bathrooms can make a home feel smaller, while efficient layouts feel more open.
