Inspectors spend quite a bit of their time physically inspecting homes to look for issues, solve problems, and thoroughly evaluate if the home itself is a good choice for prospective homebuyers.

An ice dam is when a large band of ice forms above the edge of your roof and creates some heavy icicles. This tends to pull the gutter away from your home.

The key to long-term protection lies in preventing ice dams before they occur. You may want to check your attic insulation, air temperature, airflow leaks, and ventilation.

Things you can do now to melt your current ice dam.
1-Take calcium chloride the same stuff used for melting ice on driveways and sidewalks fill long socks or the legs of pantyhose with the granules and then tie off their ends with string. By pouring calcium chloride into this tube-like form, you can position it vertically over the dam—with the sock’s end hanging an inch or two over the roof edge—and melt a tube-like channel through the ice dam, which will allow additional water that melts to run safely off the roof.
2-Break an existing ice dam into small chunks with a mallet. This is dangerous if you don't know what you are doing.
3-Have professional steam your ice dams away.

Ice melts work by essentially lowering the freezing point of water—in turn, this lowers the melting point of ice. Though it varies slightly among brands and active ingredients, the lowest effective temperature for deicers is usually 10 to 20 below zero. The most common active ingredients include:

Sodium chloride. Sodium chloride (aka rock salt) tends to melt ice quickly, but it can be corrosive on hardscapes and damaging to plants.1
Magnesium chloride. Magnesium chloride is generally less corrosive on concrete than rock salt. It also has a minimal impact on plants1 and is considered a safer choice for pets.2
Calcium chloride. Calcium chloride has been shown to be less degrading on concrete and asphalt and gentler on grass, plants, and other vegetation.1

Here are some items you should put on the list:
✅Make sure your firewood stored outside is at least 20 feet away from your home’s foundation.
✅Familiarize family members with the location and operation of the main gas valve and other appliance valves.
✅Clean the clothes dryer exhaust duct.
✅Make sure the weatherstripping around the windows and doors is adequate to keep heating and cooling costs low.
✅Clean the kitchen exhaust hood and air filter.
✅Test all GFCI devices.
✅Make sure the caulking around the bathroom fixtures is in good shape to prevent water from seeping into the sub-flooring.

Space heaters are a way to warm up a cold room but we need to be careful they are also dangerous.

Make sure you keep all comforters, blankets, clothes, and curtains at least 3 feet away from the heater.

DO NOT PLUG THE HEATER INTO AN EXTENSION CORD. Make sure you plug the heater directly into an outlet. Do not use power strips either.

1. Recommend before use to have a Level II inspection—The National Fire Protection Association (www.nfpa.org) advises that each chimney receive a Level II inspection each time a residence is sold. It is also advised that this inspection be conducted by a chimney sweep certified by the Chimney Safety Institute of America (https://www.csia.org/).
2. Recommend having a bi-annual chimney cleaning. Keeping a chimney clean will prevent creosote from building up, Creosote is a black, tar-like substance that forms inside your chimney when smoke doesn’t entirely escape. As it builds up, creosote can cause chimney fires, which can then lead to house fires. A professional chimney sweep can help resolve the issue.
3. Recommend having glass doors installed to prevent heat loss, hot embers from escaping, and help to prevent anyone from getting burned.
4. Always keep a fire extinguisher near the fireplace.

Why should I test my home for Radon?
Radon is a naturally occurring radioactive gas released in rock, soil, and water that can build up to dangerous levels inside any home; this means new and old homes, well-sealed and drafty homes, and homes with or without a basement. Radon gas is odorless and invisible and the only way to know if your home has a radon problem is to test for it.

Breathing radon can increase your risk of lung cancer. Radon is the number one cause of lung cancer among people who do not smoke. It is the second leading cause of lung cancer for people who do. EPA estimates that radon causes more than 20,000 deaths from lung cancer each year in the U.S. If you smoke and your home has a high radon level, your risk of lung cancer can increase even more.
It can be reduced easily and cost-effectively.

A snow roof rake is a tool with a long handle and a blade specifically made for removing snow from roofs. They are not intended for leaves or gravel.
A roof rake is an implement mounted on a long pole that can be used to gently push and pull snow off a roof. When used according to the manufacturer’s instructions, a roof rake is designed to remove snow from a roof without causing damage to shingles, eaves, or gutters.

Taking some simple, smart precautions can help keep your family – and your home – safe during this holiday season.

1. Always use non-flammable decorations both indoors and outdoors.
2. Check holiday light strands for damaged or broken wires and plugs. Enjoy indoor lights only while someone is at home and turn them off before going to bed. Most lights now have LED bulbs, making them energy efficient and cool to the touch.
3. Busy with holiday cooking and baking? Kitchen fires are the leading cause of house fires. Keep an all-purpose fire extinguisher within easy reach and know how to use it.
4. Keep live Christmas trees in a water-filled stand and check daily for dehydration. Dried-out trees are extremely dangerous and should be discarded right away.
5. If you have a wood-burning fireplace, be sure the chimney has been cleaned.
6. Candles add a lovely ambiance to your holiday home. Place them in stable holders and keep them away from flammable items, drafts, pets, and children. Battery-powered “candles” are an attractive and safe option, especially for households with young children, and are widely available.
