New Hope homeowners, the market is still moving fast, and what I’m seeing locally is pretty eye-opening.
Demand remains extremely strong, and in many of our local markets, I’m seeing year-over-year price growth closer to 15%.
Here’s where it gets tricky...
If you Google year-over-year price growth for our area, you may see numbers more in the 6–9% range. That doesn’t necessarily mean the market is only up 6–9%. A lot of the public real estate data lags behind because it’s based on closed sales, and many of those transactions went under contract a month or two before they actually closed.
In other words, by the time the public data catches up, the market may have already moved.
I’m also seeing more homeowners rely heavily on their Zillow “Zestimate,” which is really just an algorithm. It doesn’t know your home’s condition. It doesn’t know the upgrades you’ve made. It doesn’t know the curb appeal, the layout, the finishes, or the details buyers are responding to in today’s market.
And honestly, I’ve seen some of these estimates very far off from reality.
So if you’ve been even casually thinking about selling, this may be a very good time to get a more accurate read on your home’s value.
