New Hope homeowners, the market is still moving fast, and what I’m seeing locally is pretty eye-opening.

Demand remains extremely strong, and in many of our local markets, I’m seeing year-over-year price growth closer to 15%.

Here’s where it gets tricky...

If you Google year-over-year price growth for our area, you may see numbers more in the 6–9% range. That doesn’t necessarily mean the market is only up 6–9%. A lot of the public real estate data lags behind because it’s based on closed sales, and many of those transactions went under contract a month or two before they actually closed.

In other words, by the time the public data catches up, the market may have already moved.

I’m also seeing more homeowners rely heavily on their Zillow “Zestimate,” which is really just an algorithm. It doesn’t know your home’s condition. It doesn’t know the upgrades you’ve made. It doesn’t know the curb appeal, the layout, the finishes, or the details buyers are responding to in today’s market.

And honestly, I’ve seen some of these estimates very far off from reality.

So if you’ve been even casually thinking about selling, this may be a very good time to get a more accurate read on your home’s value.

There is a big shake up occurring in the real estate world.

In recent times, more and more properties are never being marketed to the public OR ALL REAL ESTATE PROFESSIONALS! In New Hope, PA and the surrounding area, it’s very common for properties to be sold off-market.

Personally, I think this is bad news for consumers, whether you’re a buyer, or a seller.

For sellers, more exposure leads to more potential buyers competing for your property, which leads to better offers. However, I do understand why some sellers might like to keep things more discrete.

For buyers, just know that what you’re seeing online isn’t all of the available inventory. So if you’re serious about buying a property, you should seriously consider committing to a good agent, who can unlock more opportunities for you.

Quick real estate story from this week.

I had buyer clients competing in a multiple offer situation for a turn key short term rental property. We went in with a clear strategy and just closed today.

What made this purchase especially interesting was not just the rental income potential, but the tax advantages that can come with short term rental properties when they are structured the right way. A lot of people are starting to explore them as a way to own real estate that can produce income while also creating some meaningful tax benefits.

I have actually been getting more questions lately from people around the New Hope and Bucks County area about how this works and whether short term rentals make sense locally.
