🧗‍♂️ High Rocks Vista in Ralph Stover State Park is a great place to explore, especially if you like to rock climb. High Rocks Vista is set in a gorge and overlooks the Tohickon Creek. The rocks that people climb on in the park consist of red argillite and friable shales, which make the climbs to be rather difficult. There are over 133 routes and 25 boulder problems for climbers to explore at High Rocks. Each of the climbs boasts amazing views of the gorge below once complete.

🌽 Established in 1989, the Bucks County Agricultural Land Preservation Program is regulated by the Pennsylvania Department or Agriculture, Bureau of Farmland Preservation and governed by Pennsylvania Act 43 as well as county program guidelines. The program utilizes funds from state, county, and local governments to purchase conservation easements on productive farmland. Farms considered for preservation are prioritized according to soil quality, location, conservation practices, and threat of development.

✅ Program highlights consist of 235 total farms preserved, 18,060 acres preserved, $4,378,547 in total funding in 2021, and $180,863,210 in funding from 1989 to 2021.

💸 An appraisal is an act of assessing something or someone. Appraisals are a very important component of buying property. They not only ensure mortgage lenders aren’t giving out more money than what a property is worth, but they protect the buyer as well! Appraisals can only be performed by certified appraisers who have no interest in the subject property. The most common method of determining value when appraising a property is by comparing recently sold properties that are similar to the subject property. When listing your house, it is usually best to list your house at the market value.

🚜 The 264-acre Thomas F Breden Preserve at Milford Bluffs in Hunterdon County, New Jersey is an amazing site to see. Most famously known for its overlooks of the Delaware River, it boasts views that are unmatched. What’s unique about this overlook in comparison to others along the Delaware River is the diversity in habitation. You walk through both forests and fields until you ultimately end up at the cliffs hanging above the Delaware River. The Milford Bluffs are home to many rare species of living organisms. Botanists have studies this location for over 100 years. One staple rare plant that finds its home in this preserve is the prickly pear cactus.

🤗 I want to also make it known for people who visit this place that the fields are maintained by Ryan Kocsis, a local hay farmer. The fields were deemed important for a variety of species who find home in this preserve and without the help from Ryan, invasive plants would turn these fields to forests, destroying many animal’s habitats. If you encounter him, make sure to thank him for maintaining the land!

From a hunter-gatherer culture, to established communities, to the emergence of large cities, to the Industrial Revolution, the real estate market has experienced many changes. It’s interesting to reflect on how the market we now know came to be!

🛶 The name Goat Hill may have resulted from the prohibition period because it is believed a family used this land to raise goats to make cheese to conceal bootlegged moonshine in order to smuggle the illegal goods. Goat Hill is best known for its overlooks. According to a legend, General George Washington visited this location in December 1776, just before the Battle of Trenton. The owner of the land, Cornelius Coryell, escorted him to the rock outcropping to view the Pennsylvania side of the Delaware River. Allegedly, British General Charles Cornwallis also stood on this rock to get views of the Delaware River below. Around 1950, the property owner Colonel Kenneth McIntosh created the clearing pictured above. In 2009, Goat Hill was preserved when the State of New Jersey acquired the property. Before this could happen, there was years of litigation by West Amwell Township (where the historic location exists) to prevent a quarry operation from destroying this land.
