Typical monthly payments on existing single-family homes climbed yet again, tightening the squeeze on first-time buyers. US Confidence Hits Seven-Mo Low
Lately, I’ve been keeping a close eye on shifts in consumer sentiment, and the latest data shows US confidence has dipped to a seven-month low. While folks are feeling a bit better about their current situation—reflected by the present-conditions index climbing about 7 points to 121—there’s more caution when looking ahead. The expectations gauge dropped around 6 points to 68, a level that’s often been linked with recession concerns.

In early Q3, employers reduced their workforces by 23,000 jobs, with unemployment edging up close to 4%. It’s important to note this rise was mostly due to people stepping away from the workforce, rather than an uptick in hiring. Even with this softer confidence, the outlook for homebuying didn’t take a big hit in mid-Q3. In fact, homebuying expectations only dipped slightly and continued trending upward, despite about 61% expecting interest rates to rise.

With the Fed holding rates steady and the market not anticipating much relief in the near term, buyers should expect borrowing costs to stay elevated through the end of the year. As someone who’s worked in real estate across the DMV for nearly two decades, I know how important it is to stay informed and adjust your plans thoughtfully in changing conditions.

More Homes Hit the Market as Demand Cools
We’re starting to see a shift in the national housing market—as more homes come on the market, the pace of buyer activity is cooling off. Over the four weeks ending August 23, new listings nationwide edged up by 0.4%, and total homes for sale increased by 0.5%, reaching their highest point since early Q2. At the same time, pending home sales dropped 1.1% week over week to a six-month low. Even with more choices out there, high prices and mortgage rates hovering near 7% (the highest in over a year) have kept many buyers on the sidelines. The median sale price has risen 1.9% year-over-year to above $400,000. For buyers who are ready to make a move, this environment has created more opportunities to negotiate—especially on homes that have been listed for several weeks. Sellers are finding that smart, realistic pricing is key to attracting serious buyers in today’s market. With my deep experience in the DMV and a background in everything from contract negotiation to pricing strategies, I’m always watching these trends for ways my clients can benefit, whether you’re looking to buy or sell.
