One of the most heartbreaking mistakes I see home buyers make is house shopping (online or in person) before they get pre-approved for a home loan. Pre-approval prior to home shopping is an absolute necessity, especially in today's seller's market where listings are being sold quickly. All offers require either proof of funds or a pre-approval letter and I've seen home buyers fall in love with a home and it get sold out from under them because they skipped that vital first step.
