It starts with an entrepreneur's keen eye—recognizing value where others cannot see it.
We secured land already entitled for multifamily development, with existing infrastructure improvements. Those advantages let us control development costs without sacrificing quality and invest instead in better homes, amenities, landscaping, and preservation of the magnificent live oaks.
Our formula was simple: luxury through thoughtful development, affordability through sound economics.
What we never anticipated was that, after we invested in relying on the existing zoning, the City would change the rules mid-process in response to opposition to the Village.
Affordability does not require sacrificing quality. It requires opportunity—and a government that respects all people’s liberty to choose where they want to live rather than interfering with that choice.

Fact #4: The Village Is a Luxury Community
The Village at English Turn is designed as a luxury residential community where 278 families can create memories, establish traditions, and enjoy happiness, safety, and peace for generations.
The Village offers the amenities expected of a modern luxury community: EV charging stations, a swimming pool, a playground, a dog park, pickleball courts, a dog spa, 10-foot ceilings, and upgraded appliances.
But true luxury is about more than amenities.
The Village has something that cannot be manufactured or easily replicated: its location and natural setting. Adjacent to the English Turn Golf & Country Club, residents will have convenient access (fees apply; not affiliated with the Village) to exceptional dining, golf, and recreational opportunities.
Our design team also carefully planned the community around the site’s magnificent, centuries-old live oak trees. These irreplaceable trees were preserved to become an integral part of the neighborhood and its character.
The mature oaks, neighboring golf course, beautiful setting, and thoughtfully designed amenities create a sense of luxury that goes far beyond the features inside an apartment.
Luxury isn’t just what we put into the Village. It’s what was already there—and what we chose to preserve.

Fact #3: The Village is affordable. HUD defines affordable housing as below 30 percent of Area Median Income. In 2023, our rent projection for 128 units- one-bedroom ($1554) and two-bedroom ($1951)apartments- meets this criteria for Orleans Parish. The remaining units are only slightly above the HUD definition. We always strive to provide high-quality affordable market-rate housing to the 278 families. Many people should be able to enjoy their time at the Village by the end of 2024, if Freddie King III and the City Council didn't sponsor and collude with the NIMBYism. Now we know the real reason for their action.

Twenty-one years after Hurricane Katrina, common sense tells us that future housing in the comparatively lower-flood-risk area should be encouraged, not prevented. Stefanie Garcia-Rosabel, a louisiana native's excellent work, proved that English Turn is the best area for our working-class New Orlenians to call home.

Public debate should based on facts. Many malicious and slanderous statements have been made about this future apartment community and the 278 families who will make it their home. We want to set the record straight in the next few days.
Fact #1: The Village at English Turn is By-Right. The property had been zoned for multifamily since the 1980s and had access to all necessary utilities. The Village didn't need any act of the City Council to become a reality. Yet CM Freddie King III and the City Council went out of their way to prevent 278 families from enjoying this high-quality affordable community.

Judge Brandon Long ruled on the City of New Orleans's motion to dismiss Stanton Square, LLC's discrimination lawsuit. The claims are allowed to go forward:

Title VI claim against the City of New Orleans

The English Turn POA and Freddie King III's agenda to exclude the working class was clear from the start. The three-year study was a sham. The conclusion is predetermined. The city always knew the infrastructure was sufficient, just not for the people.
