What finally motivates someone to buy a home?

Sometimes, apparently, the answer is a little white rescue dog.

Veronica and Matt talked about moving for years. We looked at historic homes across the Irish Channel, Lower Garden District, Marigny, and Bywater. There were homes they loved, but there was always a reason staying put made more sense.

And them circumstances changed. This week’s story is about buying a home in New Orleans, but it’s also about something I think we get wrong about homeownership sometimes: the idea that the next house has to be the forever house.

Some seasons have nothing to do with the weather.

This is art season in New Orleans.

From White Linen Night and Dirty Linen Night to neighborhood studios, murals, galleries, and historic architecture, creativity has a way of spilling into everyday life here. It reminds us that the places we love aren't defined by buildings alone. They're shaped by the people who create, preserve, restore, and share them.

That's one of the reasons we spend so much time talking about local artists, neighborhood history, architectural salvage, and historic homes. To us, they're all part of the same conversation.

I used to think I knew exactly what neighborhood I lived in.

Then I started comparing the maps.

Turns out the maps don't agree. The government doesn't agree. The neighbors don't agree. And somewhere along the way, I realized I'd stopped asking where one neighborhood ended and another began.

I started asking a different question:

What is this place?

That question led to one of the most meaningful real estate experiences I've ever been part of—a home that seemed to bring people together naturally, an evening filled with artists, makers, neighbors and conversations, and a reminder that sometimes the best way to understand a place isn't to describe it.

It's to experience it.

This is a story about houses, neighborhoods, creativity, and why I think the best homes reveal something about the people they're meant to bring together.

The first listing I ever earned had an OnlyFans studio in the attic.

I've also had sellers convinced reindeer were on the roof (they weren't), buyers surprised by mystery inspectors in crawlspaces, and enough wonderfully complicated transactions to fill a book.

But this article isn't about funny real estate stories.

It's about something I've noticed after hundreds of transactions: almost every client apologizes for being themselves.

"I'm sorry I ask so many questions."

"I'm sorry I overthink."

"I'm sorry I need to talk this through."

You don't have to apologize.

The house usually isn't what kills the deal.

Sometimes it is.

But after years of helping buyers and sellers navigate one of the biggest decisions of their lives, I've noticed something else.

More often than not, transactions begin to unravel because people start filling in the blanks.
