Most sellers ask three questions.

Will it sell?

Will it sell quickly?

Will it sell for what we're asking?

The owner of 723 Esplanade skipped all three and went straight to the answer:

"It won't sell."

After six months on the market with another brokerage, I understood exactly why he felt that way.

What followed became one of the most fascinating projects we've ever taken on. A 150-year-old home. A ballroom. A private courtyard. Former owners sharing stories. A hidden ceiling above a kitchen covered in tiny chickens. A Bridgerton-inspired ball. An Instagram reel. And a buyer who lived just a few blocks away.

The home ultimately sold for $1.5 million.
