My first home was a bank-owned foreclosure.

The bank rejected every repair request. Every single one. Not selectively, all of them. That was the lesson: you're not negotiating with a homeowner. You're negotiating with a system designed to get a liability off a balance sheet.

Nearly 30 years later, I'd make the same decision again, because that house gave us access to a neighborhood we couldn't afford any other way.

Foreclosures in New Orleans deserve a serious look, but they require a different kind of due diligence. In Louisiana, moisture intrusion, insurability, and what's hiding behind the walls aren't afterthoughts, they can change the math entirely. Know what you're actually buying, not just what it looks like on listing day.
