This Gentilly charmer is a special one! A fresh start, and also a reminder for me of just how intense the home buying process can be.

I’ve closed over 150 transaction sides since becoming a licensed realtor, and that doesn’t include the hundreds of leases I executed when working for 4 years with a local developer.

I’ve purchased property before but not entirely on my own. I’m so thankful that I had not only my own 13 years of real estate experience but long term relationships with an amazing local lender and title company - without whom I am sincerely doubtful this would have been possible.

A very tight contract period (30 days including a long bank holiday weekend over the 4th of July), a few hurdles that would have scared off a big bank (please always work with a local lender 🙏), and unexpected delays on closing the property I sold led to an extremely stressful selling and buying experience.

I feel grateful that I was able to put myself in my clients shoes and a renewed sense of empathy for the roller coaster of emotions the home buying experience can be.

Now that the sales are closed and I’m not spending 95% of my waking hours moving, I hope to “unpack” the process (sorry- had to) in more detail as I had originally intended so as to give more insight into the process from first hand experience. Stay tuned!

Went back in time for a few days… Silver Plume and Georgetown, CO- two historic mining towns about an hour west of Denver.

At times, walking the street felt like stepping into the mid 1800’s. The historic downtown of Georgetown is filled with small shops and old soda fountains, all nestled alongside a mountain stream, gazing up and stunning evergreen coated mountains. The loop railroad sent us up and into these mountains, riding tracks laid by miners.

In Silver Plume, 1000 feet up the mountainside (which is impressive to us New Orleanians), we walked the unpaved Main Street to the park daily. We made friends with the chipmunks and the neighborhood dogs. We picked wild daisies and watched them make it from one end of a natural spring, through an underground tunnel, to the other. All while inhaling mountain air and letting ice cold mountain streams run over our toes.

It was a necessary reset, a grounding, and we will most certainly be back 🌲

Mission San Jose, “the queen of the missions,” was honestly revelatory. Restored in the 1930’s by the WPA, this mission really delivered in showing the sense of community and daily life that was the primary driver of ultimate conversion that Franciscan missionaries were seeking.

An early mill is the first structure that greets you when you come off from the biking path. The mill- featuring still-functioning irrigation techniques established by the mission- serves as a reminder that, though centered on the church and religious instruction, its appeal to the indigenous people it aimed to convert was more so about lifestyle and protection from elements and enemies.

Mission San Jose is still nearly entirely surrounded on its perimeter by a wall, which also served a functional purpose- residences, a granary, etc. For most, daily life existed within this space - religious services and instruction, workshops, meals, entertainment… though armed guards would have been keeping watch at the exterior constantly.

The stonework at Mission San Jose is simply stunning. Though primarily Christian symbolism, indigenous inhabitants also integrated their own. The Rose window is considered one of the best example of Spanish colonial ornamentation in the United States.

Ultimately, Mission San Jose is a gorgeous, phenomenally intact glimpse into the communities and individuals that called it home 300 years ago, and the community that rallied to preserve it.

One of the country’s oldest churches and a UNESCO heritage site, Mission Concepcion was founded by Franciscans over 250 years ago. The church still holds services and one of the direct descendants of the indigenous persons converted by the Franciscans acts as host to anyone interested in the history of the mission. A few of the most interesting things he shared:
All of the natural pigments used to decorate the interiors of the mission have never been restored and won’t be- when it gets damaged it stays damaged maintain the integrity of the space.
Concepcion has a “double solar illumination” every August 15 at exactly 6:30 pm. At this time, even in leap years, the sun comes through two westward facing windows and illuminates the exact center of the cross shaped church, as well as the face of the Virgin Mary in the 16th century painting above the altar. It is supposedly the only such double illumination recognized by the catholic church in the world.
The Franciscan missionaries left over 650 books describing daily life, building plans, and renderings in detail. They have begun using technology to project the original painted exterior on the weather worn limestone.
In spite of these records, there is no detail as to how they were able to calculate the double solar illumination with such consistency. The date of its occurrence is also the Feast of the Assumption, a holy day recognizing the assumption of the Virgin Mary to heaven.
Of the 30 river dwelling tribes the Franciscans encountered and converted upon their arrival in the San Antonio area, only 12 have survived. Our 77 year old host said there are less than 100 members in his own and so they are concerned about their own fate.

My name is Martha Eager Allen and I am the face behind Nola Neighborhoods. While I’m generally more comfortable on the other side of a camera, taking pictures of historic architecture in New Orleans and abroad, I’m flipping to selfie mode to share the journey of selling a property from start to finish.

First, a little bit about me. Im originally from Baltimore MD, but have lived in New Orleans since 2007, when I moved to attend Tulane University (roll wave!). This august will mark 18 years in New Orleans.

I’ve been in the real estate industry since 2012 when I began working for a local real estate developer in their property management division. As a leasing agent and assistant property manager doing multiple large scale (several hundred units) initial property “lease ups” - basically leasing the entire property that is about to open- both times from the construction phase to multiple years after completion. In 2016 I made the jump to residential real estate sales, which I continue to this day. In the 9 years since, I’ve completed over 150 transactions- each and every one of them presenting its own unique set of circumstances and challenges.

As I continue to work in real estate, I also decided to fulfill a lifelong commitment to working for my community and specifically for children and am now also working as an educator in a primary school in New Orleans. Not only is this work deeply fulfilling but it has taught me so much about how to communicate information to people.

So as your local realtor / educator, I find myself in a unique position. I once had a broker who told me she believed every agent should buy or sell a property every 5 years so they can remember what it’s like. The stress of the logistics, the huge financial commitment, the small details of the process. In that spirit, and having had multiple recent conversations with friends and clients seeking advice, I thought I would share my own journey as I navigate this process from start to finish.
